COMMUNITY MANAGER
JOB DESCRIPTION

Summary
Manage the daily administration, operation, sales, marketing and personnel of manufactured home community or RV resort in an efficient, professional, and profitable manner.
Job Responsibilities
1. Represent Summit Communities, its individual properties, team members, residents, guests, and vendors in a professional, pleasant and productive manner at all times.
2. Manage and deposit daily rent collection of all site rent, rentals, late fees, etc.
3. Perform competitive market survey studies.
4. Pursue delinquent rents and perform evictions within state and landlord laws and attend court proceedings as required. Follows Summit Communities polices and procedures as outlined for rent collections, evictions, write offs, and collections.
5. Hire, train, motivate and manage on-site team members to ensure deadlines are met.
Administer discipline with proper documentation.
6. Demonstrate leadership in corporate attitude, communication skills, and professional appearance. Exemplify adherence to company policies and procedures.
7. Inspect the community grounds and community-owned homes daily to maintain a clean, presentable appearance; identify any unusual activity; recognize and recommend areas for improvement to promote pride in community grounds.
8. Manage and assign tasks to the maintenance staff or maintenance supervisor through the use of the work orders.
9. Maintain and manage Prospect Tracking platform for potential sales opportunities.
“Prospects” include but are not limited to people interested in purchasing community owned homes, rentals with the option to purchase, brokered home or privately owned home wishing to move onto a vacant site.
10. Manage Marketing platforms, social media, print advertising, and targeted campaigns to increase sales and occupancy at MH communities & RV resorts as directed by Regional Manager or Director of Sales.
11. Process, approve, and forward invoices, lien waivers, and contracts in a timely manner to the Accounts Payable system.
12. Maintain petty cash; keep track of all expenses and receipts. File reimbursement requests monthly.
13. Maintain team member’s files, time sheets and records to coordinate accurate compensation and benefits. Communicate new assignments and policy changes to all staff immediately including recommendation of position changes, hours of work assignments, disciplinary and promotions. Perform team member reviews annually as directed by the
Regional Manager.
14. Analyze budget variance reports monthly and prepare meaningful explanations to variance in excess of the established guidelines.
15. Analyze and audit all daily, weekly, and monthly reports and address any issues or incorrect information and be prepared to discuss with Regional Manager.
16. Manage the process and participate in the refurbishing of community owned homes.

17. Manage accidents, emergency situations, and immediate mechanical needs; report to the home office immediately and prepare the proper reports. At times this will require the
Community Manager’s availability outside of normal work hours.
18. Remain aware of safety issues and administer constant corrective measures to ensure a safe working and living environment for all residents and team members.
19. Ensure all information is entered in a timely manner into the management software and is accurate and complete.
20. Build relationships with residents and respond to all resident needs to identify and resolve issues.
21. Perform other duties as assigned and requested.
Qualifications
- A minimum of 2 – 3 years of supervisory experience and/or property management experience required.
- High school diploma or GED required.
- Must successfully pass a background check
- Excellent customer service skills.
- Excellent communication, problem-solving, and organizational skills.
- Detail orientated with strong time management, leadership, and follow-through skills.
- Ability to multitask and be a team player in a fast-paced environment.
- Ability to lift up to 50 pounds.
- Valid operator’s license.
- Proficiency in Microsoft Office specifically Excel, Word, and Outlook.
