US Residential is a growing Multifamily Property Management Company. We are currently searching for an experienced Community Manager to join our team at one of our communities!
The Community Manager is responsible for the overall operation, and the day-to-day implementation of policies, procedures, and programs to ensure a well-maintained Community. Ensures compliance with all applicable regulatory agencies and federal, state, and local laws; maintains acceptable and supportive environment for all residents; manages site staff and their duties, interacts with and supervises vendors.
Must relate well to people, exercise good judgment and discretion in dealing with residents, visitors, vendors, and staff. Required to provide leadership in developing a community and developing staff.
Responsibilities
- Interview, hire, train and supervise property staff.
- Resolve associate disputes in a professional and timely manner, promotes Associate retention, and controls Associate turnover.
- Plan and prepare associate work schedules. Assign tasks and delegate work, monitor job progress and work flow, appraise work performance.
- Provide leadership, mentorship and guidance to property staff with support in administering company policies and key internal processes.
- Manage resident issues such as neighbor disputes, renewal terms, and maintenance repairs.
- Develop, plan and implement resident retention strategies.
- Approves all prospective resident applications, discounts and renewal leases, and signs all leases.
- Prepare, analyze, and evaluate property status reports, such as variance and occupancy reports.
- Maintain organized and accurate file system for resident information and personnel records.
- Report general liability claims, workers compensation claims, and property loss claims timely and accurately.
- Perform property inspections, so as to ensure visual appeal of property and maintain hazard-free conditions.
- Ensure all delinquency rents are followed up on to ensure maximum collections.
- Inspect buildings and grounds to ensure safety and cleanliness, and alert Maintenance to items that need to be repaired.
- Manages supplier selection and relations, so as to ensure quality performance.
- Ensure the effective execution of lease renewal strategies and resident retention/resident satisfaction plans.
- Shop competitors on a regular basis as defined by supervisor.
- Prepare, execute, and monitor operating budget, ensure expense control, and maintain effective rental collections.
- Maintain budgeted occupancy levels, budgeted rental rates, and other property goals.
- Prepare and submit property invoices and payroll information, including commissions in accordance with established guidelines.
- Deliver excellent customer service during all interaction with clients, associates, peers, support groups, suppliers and residents.
Qualifications
- At least 5+ year’s property management supervisory experience with the ability to motivate staff and communicate effectively.
- Excellent problem solving, listening, and deductive reasoning skills.
- Ability to empathize with residents and staff, while still enforcing community rules and policies.
- Knowledgeable regarding property management, federal, state, and local laws.
- Demonstrated ability to work effectively with common Microsoft software applications and Yardi property management software.
- Real estate license (if required by state).
- Bi-lingual is a plus but not required!
- Standing, walking, and/or sitting for extended periods of time.
- Ability to lift and/or move up to 25 pounds.
- Ability to travel up when needed.
- High school graduate or equivalent.
- Reliable transportation with a valid driver’s license is required.
