The Offerpad Concierge Project Manager directly oversees residential property repairs/renovations to ensure they are completed timely, within budget and to Offerpad standards, while providing a customer forward relationship with all our clients. They manage the renovation crew members, create schedules, establish budgets, and oversee compliance, safety and quality assurance. They will see full-cycle oversight of rehab efforts (budget variance, vendor management, quality control, timeline management, scheduling and customer service) of Company personnel and third-party general contractors and vendors.
Due to the Nature of this position, The Concierge Project Manager may be required to work most weekends as they oversee the transformation of our clients’ homes.
Required Experience:
Essential Functions:
- Establish trust with our clientele, providing top customer service all while ensuring the utmost quality control on site.
- Create scope and budget for rehab properties to ensure that each property is transitioned or returned to a move-in-ready condition as quickly and cost- effectively as possible.
- Execute approved rehab scope by managing general contractors and vendors to ensure on-time and on budget (or under budget) delivery of all rehabs. Observe and ensure job site safety during project management visits to portfolio properties.
- Document and submit change orders for approval. Ensure necessity of change orders and proper completion of approved work.
- Document entire rehab process with before and after photos.
- Manage quality control review and punch list process for all rehabs.
Job Specifications:
- Ability to operate a motor vehicle
- Ability to move and ascend/descend areas within a residential property
- Ability to position self in small spaces, including attics, basements and other difficult to reach areas of a home
- Ability to effectively communicate in person, written and via electronic channels
- Must be able to recognize aspects of the home associated with the home’s condition and determine necessary items for renovation/repair

Minimum Qualifications:
- High Customer Service acumen
- Project management experience with a construction background
- Access to a personally insured vehicle
- High school diploma or GED.
- 5+ years of single family/residential construction experience.
- Residential remodeling, construction and maintenance experience.
- Must have extensive knowledge of codes, municipal by-laws, inspection, estimating and planning.
- Proven record in getting residential properties to sell ready status.
- Strong background in residential construction and remodeling.
- General knowledge of plumbing, electrical and HVAC.
- Must have valid driver’s license, auto insurance and good transportation.
- Ability to create and manage a budget.
- Ability to analyze and maintain workflow.
- Ability to negotiate a contract with a recent understanding of local pricing and construction standards.
- Ability to Multi-Task, Manage multiple Projects at one-time, Work Independently and Communication Effectively to entire team.
- Must complete and pass background checks.
- Must have good working knowledge of all Microsoft office applications.
- Fluent with the use of a tablet or I-pad.
Physical Requirements:
- Lifting, carrying, pushing, and/or pulling; climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling.
- Requires good manual dexterity (hand, hand with arm, two hands) and multi-limb coordination.
- Must be able to lift, push, pull or carry objects weighing up to 50 pounds, use abdominal and lower back muscles to provide support over time without fatigue.
- Ability to lift heavy objects with assistance (i.e. AC Units, Appliances), walk and stand for long periods of time and perform strenuous physical labor under adverse field/weather conditions.
- Ability to operate assigned equipment and vehicles.
- Ability to verbally communicate to exchange information.

Tool Box, Hammer, Tape Measurer, Screw Driver Set, Standard Wrench Set, Plier Set, Channel Lock Pliers, Two Foot Level, Pipe Wrench, Crescent Wrench – these tools will NOT be provided by the Company and will be necessary to perform the job duties
