Position: Construction Manager
Location: Gulfport, Florida
Job Type: Full-time, Hourly, Non-Exempt
Pay rate: Starts at $30 per hour, pay depends on experience.
Hours: Monday -Friday 8:00 a.m. – 5:00 pm
The Construction Manager position is primarily responsible for scoping, estimating, selling and managing environmental remediation/cleanup projects, asbestos abatement and demolition/deconstruction work. This includes the coordination and preparation of full estimates for complex soil and earthwork projects, with complete conceptual and total bid pricing. Estimating work includes time and materials, cost reimbursable estimates, lump sum, and unit pricing estimates for projects.
Day to day tasks include:
· Analyze Requests for Proposals (RFP’s), plans, and amendments to determine the scope of work and content to establish costs, preparation time, project schedules, materials, and labor/manpower estimates; review all documentation for competitive bid information and accuracy.
· Review construction documents, understand the scope of work to bid, and break it down into definable tasks.
· Prepare cost analysis for materials, labor and manpower equipment, subcontractor, and overhead costs incurred in the installation of items.
· Develop and maintain resource information related to products, vendors, subcontractors, government requirements, etc.
· Direct on-site supervision throughout the course of the work to properly execute tasks in the field.
· Work closely with project managers, owners, and subcontractors to promote the understanding of the scope of work, areas of Risk, changes, potential Requests for Information, and any adjustments to cost estimates prior to proposal submission to formulate accurate estimates that mitigate risk for the organization.
· Earthwork Experience is required.
Responsibilities
· Oversee and direct environmental remediation projects from conception to completion
· Review the project in-depth to schedule deliverables and estimate costs
· Oversee all onsite and offsite constructions to monitor compliance with environmental and safety regulations
· Coordinate and direct construction workers and subcontractors
· Select tools, materials and heavy equipment and track inventory
· Understand and meet contractual conditions of performance including schedule, quality, and performance
· Review work progress on daily basis
· Prepare internal and external reports pertaining to job status
· Plan ahead to prevent problems and resolve any emerging ones
· Negotiate terms of agreements, draft contracts and obtain permits and licenses
· Analyze, manage, and mitigate risks
· Ensure quality construction standards and the use of proper construction techniques
Requirements
· Proven working experience in construction management
· Experience with construction safety regulation and ability to create a safety driven culture
· Experience managing and overseeing soil excavation and remediation projects
· Advanced knowledge of construction management processes, means and methods
· Experience with remediation relevant rules, regulations and quality standards
· Understanding of all facets of the construction process
· Familiarity with construction management software packages
· Ability to plan and see the “big picture”
· Competent in conflict and crisis management
· Leadership and human resources management skills
· Excellent time and project management skills
· BS degree in construction management, architecture, engineering or related field desired, but not required.
· Have 10+ years experience, experience with construction management preferred.
Physical Requirements:
· Prolonged periods standing and walking.
· Must be physically able to climb ladders, bend, or crawl into awkward spaces.
· Must be able to lift up to 50 pounds at a time.

Work Environment
While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; sit, walk; use hands to finger, handle or feel; and reach with hands and arms.
Position Type/Expected Hours of Work
The employee must be available during the work hours of 8:00 a.m. to 5:00 p.m. and must work 35 hours each week to maintain full-time status.

No travel is expected for this position.
