Position Overview:

A Project Executive is responsible for the administrative and technical management of a construction project, and to function as the point person who steers the project forward. The Project Executive will lead a team—including planning, organizing, staffing, directing, and controlling—to ensure a quality project within time, budget, and scope constraints.

Responsibilities:

  • Maintain contact with owner’s representative and consultants, including participation in weekly owner progress meetings; maintain written correspondence to document items that may affect project budget, schedule, or product quality; and publishes monthly project executive summaries.
  • Provide pricing and quantity surveys, as well as pricing for value engineering.
  • Identify long-lead items and obtain necessary approvals to purchase them.
  • Work with project Superintendent to develop initial project schedule and initiating contact with public utilities to coordinate with the project schedule.
  • Obtain bids from vendors and negotiate cost, the scope of work, and schedule for each trade/supplier.
  • Prepare purchase order agreements, and subcontracts containing CBG standard construction details.
  • Maintain positive cash flow on the project, ensuring that owner requisitions include maximum amount for contract and change order work, and that vendor payments are aligned with amounts received from the owner.
  • Establish the final budget for job status report and track variances, general condition costs, and updates.
  • Participate in competitive bids when needed by preparing scope sheets for assigned trades and bid packages.
  • Distribute revised plans and approved submittals to field staff.
  • Inform Superintendent of budget status, contractual issues, and any items required at project closeout.
  • Work in coordination with Superintendent, Construction Executive, and Vice President on the development of a baseline project CPM schedule.
  • Notify appropriate trade/supplier of deficiencies in coordination with Superintendent.
  • Carryout all required tasks in a logical sequence and utilizing the available resources to the best advantage to achieve the end results despite risks and problems that are encountered.

Physical Requirements:

  • Must be able to lift 35 pounds.
  • Must be able to safely navigate a construction project site including walking on uneven surfaces, climbing stairs, and climbing ladders.

Experience and Qualifications:

  • Bachelor’s degree and 10+ years related experience in engineering, architecture, construction management or a related discipline. Experience in multi-family construction preferred.
  • Ability to obtain a security clearance to access and work on a US military installation.
  • Detail-oriented, can manage multiple priorities and has strong management and communication skills.
  • Demonstrated ability to lead and motivate a team; minimum 6 years supervisory experience.
  • Strong MS Excel experience including the use of formulas and pivot tables.
  • Must be comfortable learning and using technology including the ability to master sector-specific software such as Procore, P6, and Bluebeam.
  • Must be able to work weekends as needed.
  • Must be able to travel locally to project sites as needed.
