JOB DUTIES / RESPONSABILITIES

  • Direct interaction with senior leadership to define project scope and implementation success.
  • · Create and administer all design and construction contracts and act as Owners Representative.
  • Be a trusted advisor to the Company, acting as the eyes and ears of the project, and demonstrating the ability to think ahead and anticipate the Companies needs to complete projects on time and on budget.
  • Review and approve contractor and subcontractor bid lists. This includes drafting requests for proposals, evaluating proposals, and presenting summaries and recommendations to senior leadership.
  • Ensure that all relevant parties have a clear vision of project objectives
  • Clearly document and distribute all relevant items for the team. This includes but not limited to project meeting minutes, scope of design, project schedule summary, and coordination with various departments and facilities.
  • Regularly monitor project against budget and flags team when project/timeline/budget deviate.
  • Ensure that all relevant changes in scope items result in revised documents and an updated approval from senior management.
  • Identify and prioritize risks and manage issues.
  • Regularly monitor client satisfaction levels, consider feedback carefully, and coordinate appropriate action to ensure client feels heard, supported, and reassured that the project is on track.
  • Escalate concerns to senior management as needed.
  • Contribute to a work environment that encourages knowledge of, respect for, and development of skills to engage with those of other cultures and backgrounds.
  • Conduct thorough on-site inspections to assess damage and define the requisite scope of work.
  • Prepare comprehensive estimates encompassing labor, materials, and equipment essential for restoration endeavors.
  • Ensure the accuracy of estimates, aligning them with the necessary scope of work to restore properties to their pre-loss condition.
  • Direct and mentor on-site construction teams and subcontractors, ensuring high work standards and safety compliance.
  • Diligently monitor project timelines, budget, and progress, adjusting plans as needed.
  • Enforce strict adherence to building codes, regulations, and safety standards.
  • Maintain transparent and proactive communication with clients, addressing their needs and concerns.
  • Employ problem-solving skills to tackle construction challenges, applying practical trade knowledge.
  • Conduct rigorous quality control checks throughout the construction process.
  • Coordinate with suppliers and vendors for prompt material delivery.
  • Manage all project-related administrative tasks, including permits and documentation.
  • Engage in effective communication with clients, insurance adjusters, and supervisors to secure acceptance of estimates and facilitate project commencement.

REQUIREMENTS

  • 5 years of Residential project management experience (Remodel)
  • Computer literate and internal reporting
  • Ability to interpret plans/drawings of all trades
  • High level communication skills
  • Deep understanding and hands-on experience across various construction trades.
  • Exceptional leadership, team management, and mentoring skills.
  • Outstanding organizational and time-management abilities.
  • Proficient in communication and client relations.
  • Familiarity with Tampa Bay area building codes and safety regulations.
  • Professional certifications (CGC, CBC, etc.) beneficial but not mandatory.
  • Proven ability to complete projects according to scope, budget, and timeline
  • Solid organizational skills, attending to detail, and multi‐tasking
  • Valid driver’s license with record satisfactory to employer’s insurance company
