Construction Project Manager- Multifamily & Apartments

Remit: South East- Florida, Georgia, Carolinas, Tennessee

$75,000- 110,000 DoE

The purpose of this position is to provide on‐site construction project management for specifically managing multifamily/apartment renovations and work with third party property managers to execute renovations of units.

Key Responsibilities:

  • Review project plans, specifications, budget, and schedule for all assigned projects.
  • Establish schedules and timelines and assist in overall management of budget.
  • Lead, track, and obtain required approvals and permits for project, E.G., TCO/CUP/Health/etc
  • Recruit, oversee, and coordinate with contractors, suppliers, and vendors, reviewing quality of bid
  • proposals for making recommendations to CDO and Stakeholders.
  • Monitor construction budget and records for each project.
  • Establish overall project budgets and track all expenditures throughout the project per requirements.
  • Report out weekly to CDO, CEO/COO, Finance, and Retail Operations departments for visibility
  • Ensure the contractors receive all construction materials, equipment, and fixtures and that they; inspect for damage; reconcile quantities received with purchase orders; and submit reports to client per established procedures.
  • Obtain and provide contractor, consultant, and vendor performance feedback to appropriate teams.
  • Communicate open issues to project teams. Follow up to ensure prompt resolution.
  • Manage all construction progress and direct recovery action as appropriate to ensure all work is finished within the Project Schedule as established by Project Team.

Key Requirements:

  • Minimum four years of related experience and/or training.
  • Experience in Multifamily and apartments
  • 5 years of on-site construction management experience preferred.
  • Ability to interpret engineering documents, evaluate construction estimates, and prepare required construction reports, schedules, etc.
  • Strong conflict resolution and interpersonal skills.
  • Proficiency in working with Google Suite, MS Suite.
  • Knowledge of and familiarity with Zoom, i.e., how to initiate call, chat, share screen.
  • High level of comfort learning new software platforms‐web based, mobile & desktop.
  • Attitude of resourcefulness in terms of searching for solutions and ensuring daily tasks are being executed efficiently and to standard.
  • Articulate in both verbal and written communication.
  • Ability to travel for 40-70% for project management, in and out of state.
