Full Job Description

JOB SUMMARY:

Rubicon General Contractors is seeking a Commercial Office Class A Interior Renovation Project Manager. The Project Manager will assist the Superintendent in the coordination of all site construction activities. Meeting or exceeding the client’s expectations at all times during the project is extremely important. The Project Manager must establish effective relationships with the team, including subcontractors, management staff, and outside entities.

RESPONSIBILITIES:

  • Obtaining pricing for the development of cost estimates.
  • The development and maintenance of construction project schedules using Critical Path Management (CPM) techniques.
  • Bidding process.
  • Assist the Superintendent with the implementation of job site safety procedures, notifications, signage, supplies, and equipment.
  • Communicating effectively with the Owner, coordinating team meetings, completing contract documents, and reviewing consultant and contractor pay applications.
  • Draft meeting agendas for all project meetings.
  • Attend all reoccurring OAC and trade meetings and prepare minutes.
  • Verifying submittal conformity to specs.
  • Maintain documents control and distribution of the following, distributing and logging each. (Document control includes reviewing and understanding the documents):

o Request for Information (RFI)

o Submittals

o Contract Documents

o Project Cost Reports

o Change Proposals

o Change Orders

o Architect’s Supplemental Instructions (ASI)

o A/E Reports

o Contract Close-out Documentation (i.e. close-out manual)

o Punchlists Management

  • Manage current and accurate logs for the following (with turnaround times*)

o RFI Logs*

o Submittal Log*

o Estimating Log

o Issues List*

o Change Proposal Log*

o Change Order Log

o Addenda Log

o Close Out Log

  • Encourage the A/E and contractors to meet deadlines by courteous phone calls and confirming letters/correspondence.
  • Assist the Superintendent in coordinating the work schedule of each trade.
  • Review contractor changes and design professional additional service requests.
  • Preparation of daily and monthly reports.
  • Assist in the development of punch lists and the follow-up necessary to ensure timely completion of punch list work.
  • Assist in obtaining required permits for governmental agencies’ work and coordinating required inspections by appropriate inspectors.
  • Coordinate and supervise all construction activities.
  • Direct all field personnel and subcontractors to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications.
  • Maintain the schedule and ensure that work performed is consistent with the contract and will meet or exceed client expectations.
  • Monitor and promote job site safety, encourage safe work practices, and rectify job site hazards immediately.
  • Work the hours necessary to achieve the best results within the given time constraints.
  • Maintain positive relationships with clients, subcontractors, suppliers, and other colleagues.
  • Maintain professional appearance and conduct at all times.
  • Other duties may be assigned.

QUALIFICATIONS:

  • Multiple years of hands-on field experience in commercial interior remodeling preferred.
  • Minimum of 2-5 years of construction experience as a Project Manager or similar position doing work in commercial tenant improvements.
  • Graduation from an accredited four-year college or university with major construction management, engineering, or related fields preferred.
  • LEED accreditation preferred.
  • Knowledge of construction principles, techniques, and procedures.
  • Ability to effectively present information in oral, written, and graphic form.
  • Demonstrated skills in organizing and evaluating information and in proactively finding solutions for construction projects.
  • Ability to read and comprehend architectural plans, specifications, and shop drawings.
  • CPM scheduling experience and estimating experience preferred.
  • Must have strong people skills, along with good verbal and written communication skills.
  • Must have a high degree of integrity and trust.
  • Must be dependable, well-organized, aggressive, and energetic.
  • Must possess the ability to manage multiple projects, prioritize effectively, and recognize and address work-related issues as they occur.
  • Ability to resolve conflict effectively in a firm but fair manner.
  • Skill in the use of computer software including Microsoft Office (outlook, word & excel), spreadsheets, and project scheduling applications.
  • Must have a valid driver’s license and be drug-free.
