Amgen is in search of a Real Estate Manager, EMEA, to be part of our Global Workplace Solutions team. The Manager/Senior Manager will report directly to the Real Estate Strategy Director. The Manager/Senior Manager will work from Amgen’s Capability Center in Tampa, Florida, or alternatively, could be located in Paris, Munich, or Amsterdam.

Global Workspace Solutions (formerly Global Asset Planning) delivers innovative and effective space solutions that enable energized and engaging workplaces in support of Amgen’s strategy.

Global Workplace Solutions is responsible for the developing the strategy, master plan, design and the utilization of Amgen’s worldwide real estate portfolio. This position is specifically related to leading real estate planning and execution activities in the Europe / Middle East Africa region.

The Manager/Senior Manager is the primary lead partner role for regional/country leadership, external service partners and Real Estate Strategy Director to execute real estate strategy and projects in the EMEA Region. The Manager/Senior Manager partners with GWS Master Planning and Strategic Execution to ensure design and delivery is in alignment with strategic real estate and master plans. In addition, they will collaborate closely with regional and functional senior management, clients and facilities & engineering teams to ensure the successful construction and implementation of new office and laboratory spaces.

Primary responsibilities include:

  • Serve as real estate ambassador, responsible for engaging and working with regional and country leaders, external service providers and local teams to identify real estate solutions, maintain owned and leased facility portfolio activities & drive value in real estate operations
  • Actively engage with Real Estate Strategy Director and business leaders to communicate market trends, opportunities or constraints which impact business drivers
  • Partner with execution team to understand and deliver innovative workplace solutions for owned and leased real estate
  • Serve as the GWS/GBS Ambassador for preliminary business case design, requirements gathering, location selection and facility needs and initial scope
  • Recognized leader of Regional real estate transactions with knowledge of domestic and international lease structure agreements
  • Strength in contributing to cross-functional teams, managing multiple projects
  • Trusted partner with strong communication skills / presentation skills and demonstrated ability to work in teams, network, multi-task, and influence others – internal and external to Amgen
  • Process- and metrics-driven Ability to generate presentations, lease agreements, and other documents relevant to a corporate real estate function
  • Current and relevant knowledge of design, construction, technology / collaboration integration into the holistic office environment relevant to leased spaces
  • Problem solving capabilities
  • Focus on analytics and continuous improvement
  • Demonstrated ability to manage change and ambiguity

Basic Qualifications:

Doctorate degree

OR

Master’s degree and 3 years of Real Estate experience

OR

Bachelor’s degree and 5 years of Real Estate experience

OR

Associate’s degree and 10 years of Project Management experience

OR

High school diploma / GED and 12 years of Project Management experience

AND

Previous managerial experience directly managing people and/or experience leading teams, projects, programs or directing the allocation of resources

Preferred Qualifications:

  • Expertise in Real Estate, Business and / or relevant experience
  • Ability to travel to Asia Pacific region
  • Fluency or conversational in any: Spanish, French, German, Dutch, Arabic, Farsi, Turkish
