Job Description:
At Regions, the Credit Products Real Estate Associate supports Credit Products Real Estate Managers in identifying and mitigating risks in existing and proposed credit products. As a member of the First Line of Defense, the individual will analyze new real estate banking credit opportunities, underwrite new or renewed credit exposure and manage a portfolio of loans and other credit relationships in conjunction with a Credit Products Manager.
Primary Responsibilities
Collects, reviews and documents receipt of financial statements, covenant compliance, and additional segment specific deliverables. Ensures credit files are complete and current.
Manages covenant requirements and risk rating benchmarking activities.
Prepares credit servicing documents to include the requisite comparative analysis and identification of negative or positive trends. Findings should be documented and discussed to determine if any additional actions should be taken including identification of needs-based opportunities to present to client.
Validates the risk rating remains acceptable and proactively identifies risk rating changes with oversight from CPA II and in partnership with Coverage and Credit Risk partners.
Prepares and documents guarantor financial analysis in renewal or credit servicing documents. Elevates findings to the Credit Products Specialist for further review for potential increased risk. Identify opportunity for additional services or products that may meet client needs.
For construction or development loans, completes ongoing construction monitoring and maintenance activities in partnership with Fulfilment.
Reviews MIS coding accuracy during the ordinary course of credit servicing.
Mentors and partners with other associates in their preparation of servicing documents.
Maintains sole responsibility for a portfolio of real estate loans, which will consist of higher complexity loans and Regions360 relationships.
Partners with Credit Products Specialists on loans with elevated risks identified during the servicing process to determine action plan for resolution.
Identifies opportunities for exposure reduction or new opportunities within assigned portfolio in collaboration with the Credit Products Specialist and Coverage Banker.
Prepare loan renewal credit packages, end to end. Partner with Credit Products Specialist, Coverage and Credit Risk to determine renewal terms and actively partners throughout the loan closing process.
Confirms Risk Rating methodology correctly followed and confirms recommended overrides or risk -level adjustments are supported and correctly documented.
If designated by the Team Lead, oversees all Credit Servicing activities of the regional portfolio to ensure servicing requirements are satisfied on a quarterly basis.
Partners with Credit Products Specialist in pre-screen or preparation of CAP for new loans. Includes preparation of risk rating, analysis of actual and/ or proforma financial projections to market comps and underwriting guidelines as well as identification of risk factors that could negatively impact the Borrower’s ability to repay the loan.
Partners with Credit Products Specialist to determine loan structure and covenant package for the project, borrower or guarantor that meet needs of client while providing appropriate structure to maintain acceptable risk level for the Bank.
Reviews closing due diligence in partnership with the Credit Products Specialist.
This position is exempt from timekeeping requirements under the Fair Labor Standards Act and is not eligible for overtime pay.
This position is incentive eligible.
Requirements
Bachelor’s degree, preferably in Business Administration, Real Estate, Accounting, or Finance
Four (4) years of real estate underwriting or financial services analysis or accounting experience
Completion of a corporate credit training program (or equivalent corporate banking/finance or real estate experience)
Working knowledge of internal bank commercial and real estate loan policy, real estate advisory documents, credit risk management policy, compliance requirements, external regulatory requirements.
Working knowledge of spreading and modeling tools used in loan sizing, underwriting, risk rating, and RAROC models
Skills and Competencies

Ability to mentor new analyst and associates on the job around the primary and secondary Associate I responsibilities
Ability to review work performed by Associate I to confirm accuracy and positively coach where necessary
Ability to draw conclusions and see bigger trends, or early warning indicators at deal and portfolio level for future discussion with deal team and leadership
Ability to identify and comfortably communicate issues
Recognized for quality of analysis and competency in completion and oversight of client portfolio management activities
Displays ability to identify and voice issues; self-initiates discussion
Works collaboratively with multiple stakeholders
