COMMERCIAL DEVELOPMENT PROJECT MANAGER

The Development Project Manager (PM) develops, coordinates, implements, and manages all facets necessary to entitle and construct the project on time, within budget, and to the quality specified. The PM provides leadership and serves as the liaison between project team members to promote the interest of both developer and contractor in all matters, as well as demonstrate the characteristics of a mid-level leader. The PM is the primary leader during all phases of development: design, permitting, budgeting, construction, and transition of the project to property management.

RESPONSIBILITIES

  • Maintain adherence to PDR’s standards; ensuring that required project documentation is followed;
  • Coordinate and lead architectural/civil design and construction meetings;
  • Manage other project consultants for traffic studies, geotechnical, material testing, environmental as required to execute the project;
  • Assist in obtaining project entitlements and permits, including meetings with City/County staff to negotiate outstanding issues; creating presentations for public forums; assist in tracking the fulfillment of entitlement process;
  • Track project schedules and monitor progress and delays;
  • Review contractor, consultant and vendor invoices for accuracy and compare to applicable contracts and project budgets;
  • Work with financial analysts to keep project-specific financial models up to date;
  • Assist management in the selection and contracting process for GC and other consultants;
  • Create and manage project budget for all assigned projects;
  • Conduct project meetings, track action items/risks while setting milestones and formulating monthly owner reports (construction management);
  • Perform project scheduling; ensure project quality control and establish overall project logistics;
  • Manage the closeout and transition of project to operations;
  • Maintain project files digitally in an organized manner;
  • Run the owner/contractor weekly job meetings including timely follow up and distribution of minutes and report weekly in staff meeting on progress and schedule;
  • QUALIFICATIONS
  • Four-year degree from an accredited university in construction management, program management, or business strongly preferred;
  • 5 years of proven experience in commercial development demonstrating program management skills from project inception to final certificate of occupancy;
  • Ability to execute multiple projects simultaneously with minimal oversight and direction;
  • Already a master of Project-specific software including: Microsoft Office suite (ex. Project, Excel, Word, Outlook, PowerPoint, etc.), Scheduling, Adobe, Yardi, Cloud storage filing;
  • Mastery of reading construction drawings; tasks including reading, interpreting, and updating construction project-related drawings;
  • Ability to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired results;
  • Must demonstrate a strong ability to:
