Phillips Development & Realty (PDR) is a Tampa-based developer and manager of Class A multi-family real estate communities, storage units and Car washes. With projects throughout the Southeast, we are committed to delivering projects that provide unparalleled quality and service to investors, and exceeding industry standards. We have a successful track record completing residential, office, retail, car wash and recreational projects.
This position is responsible to assist in facilitating the design and construction of various development projects being considered and/or pursued by the Developer. The goal of the position is to effectively initiate, manage and achieve the planned portfolio of projects generated by the development firm so that all performance and financial strategic objectives are met. The employee will be responsible for ensuring all established policies, programs, and operating procedures are executed and coordinated to their fullest potential.
This position is also responsible to assist in the administration of all required action to manage the specific PDR related firms, including Construction Management Services, Material Supply, Contracting Services, etc. Generally, this position will assist in every way as the Construction Services Department endeavors to provide revenue generating and/or value added services to their platform.
Departmentally, this position is responsible to assist the CS Manager in the evolution of our product technology, design standards, professional expectations and operational procedures, as appropriate.
Also utilized will be intense communication skills, leadership abilities, employee development skills, dedication to customer service, results orientation, strategic planning, flexibility, and a can-do innovative attitude!
Specific Responsibilities Include:
- Assisting CS Manager in pre-development and development phases of all projects currently being considered by the development firm;
- Project Procedures generally include how we manage and operate our projects. You are responsible to administer all Project Procedures including planning protocols, performance data, reporting platforms, documentation, Project Team collaboration, issue management and other;
- You are to manage and precisely maintain the firm’s expectations of our Contracted Vendors and various Professional Service firms;
- This position is responsible to manage the cyclical generation of various Project Controls and reports so that the project performance (time, financial, risk impact) can be conveyed and assessed;
- You may assist in establishing National Purchasing Agreements with appropriate vendors to create value buying opportunities for the firm;
- You will assist other construction related management activities that may include processing of pay applications, bid and proposal analysis, change order management, negotiations with vendors, etc;
- You will assist in preparing budgets, pro forma, presentations, or any other items that may require a collaborative effort;
- You will need to stay organized and demonstrate the ability to work on multiple tasks interchangeably in a fast paced environment;
- Your ability to comprehend broad directions and complete tasks without direct supervision will be required;
- You will help navigate tasks that involve various agency rules, regulations, and guidelines (i.e. Lenders, Municipal, Industry Standards, etc.);
- You will be expected to assist in the day to day operations around the office such as mailing, faxing, copying, housekeeping, organizing, etc;
- All assigned tasks are to be completed with the upmost care, creativity, and integrity to ensure a quality product is delivered;
- You will assist in the overall transition between Phases in the Life Cycle of a project.
- You are to assist the COO as reasonably requested in various PDR Operations Management activities;
- You are expected to contribute to the ongoing evolution and effectiveness of the CS Department;
- Other duties as assigned.
Job Requirements
- 2-3 years in Construction/Development Management or other relevant Industry related Experience;
- A relevant Bachelor’s Degree is required. Course work in Construction Management, Business, and possibly Real Estate is highly desired;
- Ability to work without direct supervision as appropriate, yet the ability to solicit the resources required to achieve the objective(s);
- Ability to participate and effectively contribute to a team that accomplishes success through cooperation among individuals and departments, sharing of information and resources and working to achieve company goals and outcomes;
- Effective communication skills by listening effectively, transmitting information accurately and understandably and actively seeking feedback non-defensively;
