JOB SUMMARY
Manages all aspects of a regional line of business and/or portfolio of commercial, industrial or retail properties, clients, tenants, staff and services to generate and maintain maximum profitability. Emphasis is on integration of a variety of service lines for new business development and growing market share. Guides senior real estate managers, sales professionals and the office services administrator in client relations, service orientation and consulting role as well as the effective, efficient and ethical operation of their office or accounts. Builds a cohesive, diverse team dedicated to ongoing improvement of business operations.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Business Operations: Ensures the integration of all functions; i.e. sales, marketing, finance, operations, project management, MIS, legal, human resources, etc.
Builds strong business operations and sets specific, measurable, challenging yet achievable goals and objectives. Evaluates industry and business trends in local market area for potential impact on operations and responds with necessary business changes as indicated.
Formulates, negotiates and executes contracts with the client and vendors.
Business Development: Analyzes financial performance indicators and local market area activity. Targets key markets/prospects for business growth opportunities.
Generates powerful Proposals and makes convincing presentations to achieve new business.
Collaborates with President, EMD or SMD to develop a concise plan to accomplish the retention and acquisition of clients/markets, focusing on our value-add as “expert advisors” rather than “tactical or transaction specialists”. Meets business growth objectives consistently.
Employs horizontal banding and integration strategy within the line of business and between all lines of business to maximize performance of the company’s platform.
Develops and maintains strong positive relationships with existing clients to ensure high satisfaction level.
Financial Performance: Prepares short- and long-range strategic plans, priorities, objectives and the annual budget for a regional portfolio. Responsible for meeting the financial goals and expense management for assigned area (region or local market area).
Effectively understands and oversees financial accounting and reporting, identifying mid-year trends and reforecasting as indicated.
Leadership: Creates, communicates and monitors the vision, mission, strategy, objectives, business plan, budget, policies and operating plans for assigned area.
Serves as a change agent for business improvements. Develops buy-in and support for new initiatives and processes.
Provides effective presentations to senior management, employees and prospects/clients.
Participates in civic and business organizations. Conducts and maintains relationships with industry and trade associations, vendors and professional organizations. Engages in other outside activities consistent with the company’s and the client’s responsibilities to the community and the industry.
Leads by example to earn respect and trust of peers, employees and clients. Clearly supports others by providing honest, open, two-way communication. Provides appropriate feedback loop to his/her manager on relevant issues.
Implements or directs the implementation of programs that meet corporate goals and objectives.
Human Capital and Recruitment: Provides for the effective recruitment, selection, performance management, development and retention of high caliber management staff to carry out the organization’s mission. Guides staff in strengthening their competencies.
Implements a career development and succession plan, along with an effective retention program for key personnel, while creating a more diverse organization.
Recognizes expertise and empowers peers and employees to build a dynamic team that is viewed by others as highly productive, capable and the best in the industry.
Supports a healthy balance between work and lifestyle.

SUPERVISORY RESPONSIBILITIES
Manages the planning, organization and controls for separate activities in several departments.

EDUCATION and EXPERIENCE
Bachelor’s Degree (BA or BS) from four-year college or university required.
Master’s degree (MA, MS or MBA) preferred.
A minimum of ten (10) years comprehensive experience in commercial real estate or a related field, or equivalent combination of education and experience, sufficient to perform the essential functions of the job. Possesses strong experience in managing a diverse workforce including sales, operations and expense management. Fosters a strong service-orientation and an “advisory role” in client relationships. Has strong understanding of industry and demonstrates knowledge/capabilities in the areas of financial analysis, business administration, legal, human resources, ethical practices, marketing, business development and sales. Uses ability to think strategically and to synthesize the business and financial data. Utilizes an entrepreneurial approach and develops innovative solutions.
CERTIFICATES and/or LICENSES
Real Estate sales, brokerage or appraisal license required as appropriate for business unit. Appropriate designations and participation in professional and industry organizations desired.
COMMUNICATION SKILLS
Ability to comprehend, analyze and interpret the most complex documents. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and /or public groups. Ability to motivate and negotiate effectively with key employees, top management and client groups.
FINANCIAL KNOWLEDGE
Possess advanced financial skills and knowledge to review the complex financial reports prepared by others and to make recommendations to executives that impact the line of business.
REASONING ABILITY
Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills. Draws upon the analysis of others and makes recommendations that have direct impact on the division/line of business/company.
OTHER SKILLS and/or ABILITIES
A strong entrepreneurial and creative spirit. Some knowledge and understanding of all facets of property and asset management, leasing, brokerage, marketing, and financial reporting. Is flexible and adept at handling multiple priorities and initiatives. Displays excellent organizational skills. Above-average computer skills in Word, Excel, and Internet usage. High level of integrity and ethics is critical.
SCOPE OF RESPONSIBILITY
Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting project, department and/or division deadlines. Errors in judgment may cause long-term impact to division/line of business/company.
