Summary
The Director of Pre-Construction is responsible for managing and overseeing all aspects of the pre-construction phase of the homes from permitting & site preparation thru flatwork and shell vertical construction. Additionally, the Director of Pre-Construction works together with the VP of Construction to ensure a smooth transition between the construction phase and closing. The position is expected to ensure productivity targets are achieved and that the processes are running efficiently and timely within budget. As a leader, this position ensures creating a positive, professional environment that fosters strong team member engagement. 
Job Responsibilities
Construction:
Responsible for maintaining project schedules
Oversees the permitting & closing process
Monitor construction sites and coordinate with site management team to ensure appropriate level of quality control, and that all contractors are in compliance and on schedule
Proactively identify and work to restore any site issues that may impede project delivery
Liaise with sub-contractors to identify and define requirements, scope and objectives
Assign tasks to internal team members
Responsible for schedule management and compliance
Monitor project progress and handle any issues that arise
Responsible for monitoring working hours, plans and expenditures
Works with Chief Construction Office and VP of Construction to establish construction schedule and priorities, and adjust as needed
Reports weekly progress to members of the Construction Department
Facilitate continued rapid growth by creating and executing strategic plans to accommodate increased house production
Continually improve and build upon existing processes by identifying areas of improvement, designing solutions with measurable impacts in mind, and executing such fixes
Maintain a safe work environment by actively building and reinforcing safety standards at the sites
Ensure efficient day-to-day operations of the sites to meet and exceed target goals
Collaborate with VP of Construction to develop and streamline construction procedures


Leadership:
Maintain an amazing work culture by instilling a team-oriented sense of camaraderie amongst the different functions and staff of the Construction Department by supporting the reward incentives programs and other initiatives
Collaborate with Chief Construction Officer in devising reward systems that incentivize great work and collaboration amongst team members
Responsible for providing training and coaching to staff to ensure technical competence
Conducts, attends, and directs all training requirements and meetings for the site management and permitting staff
Attends and participates in HfHPWP events, classes, meetings, and dedications
Interpersonal Skills:
Ability to effectively plan, organize and manage time to achieve targets and objectives within a set timeframe
Ability to establish effective working relationships with other staff and develop into a customer focused team
Ability to effectively manage and establish rapport with external customers

Safety:
Monitors construction activities to ensure compliance with Occupational Safety and Health Administration (OSHA) construction industry standards
Collaborates with Chief Construction Officer to develop, establish and coordinate new safety procedures


Other responsibilities:
Assists in preparations for special events, storm and disaster plan if implemented
Other duties as delegated


Hours of Work
The full time Director of Pre-Construction works minimum forty hours per week, flexibility is necessary for fieldwork, evening meetings, and preparation for special events. Typical hours are 8:00 AM to 5:00 PM, Monday through Friday. The Director of Pre-Construction is sometimes required to work on weekends when requested and needed.
Job Requirements
Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily and being able to communicate effectively. The requirements listed below are representative of the knowledge, skill, and/or ability required. Five years’ experience in residential construction. The candidate must have a minimum of 5 years’ relevant experience in this role. Knowledge of and compliance to Health & Safety, current Building Regulations, and ensuring good quality is essential. Additionally, candidate must understand the pre-construction and planning process. Key responsibilities will include ensuring handover of projects on time and to the required quality and standard; maintaining good and accurate records; monitoring and reporting on the progress of building projects; coordinating, and monitoring of subcontractors and the Site Management Team. Managing reporting and actioning quality issues.

Education: High School Equivalent, Associates Degree preferred. 5 years minimum of site management or construction relevant experience
Certification & Licensure Requirements: Must have valid driver’s license and maintain good driving record with reliable transportation. Must be able to drive Habitat’s vehicles.
Pre-Requisite Requirements: Ability to pass Criminal Background check, Drug Screening and Sexual Offender Check
Language Ability: Ability to read, analyze, and interpret general business information. Ability to effectively present information and respond to questions from customers, donors, volunteers and the general public. Ability to speak English fluently and possess English written skills – Bi-lingual not required, but preferred.
Math Ability: Ability to calculate figures and amounts such as discounts, percentages. Ability to add, subtract, multiply and divide
Reasoning Ability: Ability to solve practical problems. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
Computer/Equipment Skills: To perform this job successfully, an individual should have knowledge of Microsoft Word, Excel, PowerPoint, Outlook, and PROCORE preferred
