Characteristics of Position:
The Director of Property Management will oversee maintenance, repair, construction and renovations of facilities and grounds owned or leased by ACTS; coordinates renovation and new construction projects from start to finish, ensuring that schedules and budgets are followed.
Core Responsibilities/Essential Functions:
- Oversees the day-to-day workflow, scheduling, and assignments of the department.
- Prepares the departmental budget; reviews monthly financial reports for compliance with budget.
- Coordinates required inspections of properties to maintain compliance with government and accreditation environmental, health, safety and security standards.
- Collaborates regularly with the members of the Senior Management Team to identify routine maintenance efficiencies and productivity standards.
- Oversees work order system, inventory and purchasing processes for routine building and property maintenance.
- Obtains bids, hires and serves as a liaison for vendors including, but not limited to moving & relocation services, security & safety monitoring, pest control, landscaping, HVAC and janitorial services.
- Maintains records related to property inspections, maintenance, conditions and design.
- Assists in strategic planning for expansion of services, property improvement and maintenance needs, improvements in accessibility of facilities, and capital expense projections
- Prepares job estimates and bids for projects to be completed by outside contractors.
- Coordinates and hires necessary subcontractors to assist with maintenance and construction projects.
- Oversee maintenance and construction projects from planning stages to completion.
- Oversees contracted or temporary workers involved in new construction or renovations projects at properties owned and/or leased by ACTS.
- Obtains the necessary permits, site surveys and inspections, and ensures that any failures are addressed immediately.
- Provide afterhours on call support to operations and maintenance team relative to maintenance or property emergencies.
- Participates in the recruitment and selection of employees assigned to department.
- Participates in performance management of team members including performance appraisals, coaching and disciplinary action.
- Attend all required/assigned training.
- Assign/perform related work as required.
Pre-requisite Requirements:
- Five (5) years of experience in building maintenance, property management or construction.
- Bachelor’s degree in related field may substitute for two (2) years of required experience.
- Valid Florida Driver License.
Preferred Attributes:
- Bachelor’s Degree in construction management, engineering, architecture or a related field.
- FL license as a general contractor, engineer or architect.
- Certified Property Manager.
Required Skills/Abilities:
- Excellent written and verbal communication skills.
- Have superior organizational and time management skills
- Strong supervisory and leadership skills.
- Ability to read blueprints and working diagrams.
- Proficient technical skills to maintain reports, records, and budgets.
- Comprehensive knowledge of construction standards, regulations and building codes
Physical/Safety/Health Considerations:
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift up to 25 pounds at times.
- Must be physically able to inspect areas of buildings and grounds walking properties, climbing ladders, and kneeling.
