Ram Realty Services, LLC is looking for a Directory of Real Estate Acquisitions.

The Director of Real Estate Acquisitions (Regional Director of Investments) is responsible for sourcing retail assets in Florida for acquisition while analyzing and coordinating the due diligence process for each asset. They will assist in site identification for the purpose of retail development and must have experience in retail acquisitions.

Essential Duties and Responsibilities

  • Comprehensive understanding of the valuation of retail properties and land in the applicable market.
  • Maintain a deep working knowledge of each market and submarket, available acquisition opportunities, and progress of competitive locations. Ensure Ram knows its markets better than any of its competitors.
  • Identify and pursue acquisition opportunities that coincide with Ram’s objectives. Initiate contact with property owner(s) and/or their representatives. Obtain and review all relevant information from property owner and their representatives, including operating statements, rent roll, budget and site plans to assist in valuation.
  • Determine pricing parameters of a given property via cash flow projections and assumptions, comparable rental and sales analyses, and detailed financial modeling.
  • Present and review cash flow projections, market assumptions, debt models, financial structuring and draft letter of intent to purchase with the Chief Investment Officer.
  • Once offer is accepted, coordinate the due diligence required for the successful acquisition of the property.
  • Assist in the presentation of the acquisition opportunity to Ram’s Investment Committee.
  • Work with Ram’s Legal Department and Ram management in closing the transaction.
  • When warranted, assist in the disposition of assets from Ram’s Portfolio.
  • Represent firm at conferences, tradeshows and industry events.

Director of Real Estate Acquisition Qualifications:

  • Minimum of 3-5 years of acquisition experience in a retail commercial property environment.
  • Bachelor’s Degree from an accredited four-year college or university or 10 years of related experience or equivalent combination of experience and education.
  • Experience in Florida market preferred.
  • Must have relevant real estate experience in acquisitions, asset/portfolio management, valuation and/or real estate finance.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, operating statements, and government regulations.
  • Ability to effectively present information in public and professional forums.
  • Ability to create basic formulas for spreadsheet applications. Proficiency with Excel, Word, and Argus strongly preferred.
  • Valid state driver’s license required.
