Put your career into high gear with Mavis Discount Tire! We’re looking for a full-time Real Estate Director to join Team Mavis in the Southeast. With over 800 retail locations, Mavis is one of the largest tire sales and automotive repair chains in the United States.
About the Position of Real Estate Director
The Director of Real Estate will assist in ensuring Mavis Tire’s strategic store growth plans are met by spearheading proper site selection, negotiation, internal site approval, and development. This individual completes extensive market and site analysis to ensure new sites and rebuilt sites meet company standards and metrics.
Responsibilities Include:
· Become a market expert within assigned territory, gaining an extensive knowledge of retail trends, housing growth, new and future retail development, and competition.
· Facilitate and implement market penetration strategies considering existing portfolio of open and pipeline stores.
· Manage a network of brokers within assigned territory to maximize deal flow.
· Screen site opportunities considering defined site selection criteria, market plan, and feasibility.
· Create, understand, and speak to designated trade areas and provide mapping and narrative to back up selections.
· Prepare and secure initial site information to validate each opportunity including, site plan, construction costs, economic evaluation, key demographic data, traffic counts, aerial & site photos, trade area assessment, competitor info, and alternative locations.
· Determine municipal entitlement approval process and timing.
· Trouble shoot development and/or approval issues; proactively engage/manage landlord relationship
· Manage technical elements of business deal (legal, signage, parking, access, site planning, etc.)
· Prepare, negotiate, and finalize letter of intent for each new location.
· Work with developers and civil engineers to design site plans that meet company standards.
· Prepare materials for and direct the creation of deal approval packages.
· Negotiate contract and business/legal terms for each site in partnership with internal legal team.
· Proactively communicate all significant deal points to all internal stakeholders of the process including legal, store design, store construction, operations, and senior management.
· Maintain organized files with complete documentation and communication records.
Education/Training/Experience
o Bachelor’s degree in real estate, engineering, architecture, business administration, or related field preferred.
o 5+ years’ experience in commercial real estate securing new site locations for a high growth retailer, restaurant, or hospitality organization.
o Understanding of the retail/store development process including strong knowledge of real estate office administration/procedures and municipal approval processes.
o Understanding of real estate, construction and design terminology, materials, and processes.
o Proven project management skills – able to manage numerous complex projects concurrently.
o Experience navigating the seller/landlord/developer relationships
o Proven negotiation skills and able to employ various tactics
o Strong analytical abilities with experience managing financial and demographic data
o Strong written and verbal communication skills with excellent presentation skills
o Highly motivated, self-directed, and results driven
o Detail oriented with strong organizational skills
o Proficient with Microsoft Word/PowerPoint/Excel
