Director of Real Estate

Red Rover is seeking a Director of Real Estate to oversee the acquisition of new real estate and manage the development of Red Rover’s real estate portfolio. The Director will find new potential warehouse/service lot locations and engage in contract negotiations to acquire properties. Handle various real estate transactions including new leases, lease amendments and terminations and serve as the direct point of contact for all lease and real estate related issues. Ensure that real estate acquisitions are at fair market value, meet the company’s market expansion timing needs and executed in compliance with all company controls and legal requirements.
Essential Duties & Responsibilities
Lead negotiations with landlords regarding new lease agreements, amendments and terminations as well as purchase and sale agreements for owned real estate.
Monitor critical lease dates and develop action plans well in advance to maximize opportunities within the real estate portfolio with a key focus on cost containment.
Manage the lease renewal process for current warehouse and service lot locations to ensure that we are maximizing opportunities to reduce rent expense for each location.
Assist with new site searches and develops working knowledge of current market values throughout the Red Rover’s footprint to ensure transactions reflect appropriate pricing.
Maintain ongoing dialogue with COO to ensure real estate decisions are properly aligned with operational objectives.
Serve as a point of contact for landlord relationships regarding all lease matters.
Provide detailed reporting on a regular basis regarding the status of all real estate portfolio activities.
Research/review local Planning and Zoning Department restrictions and requirements and analyze the impact on proposed real estate transactions.
Assist with various financial modeling methods to evaluate the acquisition or disposal of properties or the development of new sites.
Understand and observe all safety procedures and practices to prevent injury to self or co-workers and recommend changes to improve safety procedures.
Travel to locations to conduct on-site visits as needed.
KNOWLEDGE, SKILLS & ABILITIES REQUIRED:
Bachelor’s degree in Business Administration, Real Estate or a closely related field required or equivalent combination of education and related experience.
5+ years of Commercial/Industrial real estate experience.
Strong knowledge of Microsoft applications (Word, Excel, Outlook etc.)
Ability to quickly learn Red Rovers software and applications,
Strong interpersonal, influencing and negotiation skills
Ability to manage multiple work streams simultaneously with a focus on meeting deadlines
Skill in establishing and maintaining effective working relationships
Excellent problem solving, analytical, and quantitative skills
Ability to read and comprehend various real estate documents
May have to work non-traditional hours, including nights, weekends, holidays and on-call
