The primary purpose of the Director is to guide and direct the activities of assigned Regional Managers overseeing a portfolio of properties. The Director is part of the executive leadership team and participates in key decision making for the Company as well as policy development.

Responsibilities include, but are not limited to:
- Supervision of assigned Regional Managers including planned and unannounced visits to each assigned region; review of Quarterly Inspection Reports; goal-setting and performance evaluation; and direct training as needed
- Review and approval (or denial) of purchases and contracts exceeding the limits granted to Regional Managers
- Maximizing revenue of the portfolio by monitoring and eliminating loss to lease when possible; evaluating market conditions and increasing market rents within program limitations; implementing ancillary income opportunities and reducing delinquency through monitoring and enforcement of company policies and procedures
- Minimizing expenses by negotiating regional and national vendor agreements, bulk discounts and contracts; review and approval or denial of major contracts
- Review monthly variance reports submitted by Regional Managers and provide feedback and guidance for the success of the portfolio
- Respond to inquiries regarding financial performance, occupancy issues, and deferred maintenance by lenders, investors and owners; Review responses by Regional Managers to key business partners or act as the management representative when appropriate
- Assist with budget development, cashflow projections and accounts payable management on troubled projects or special projects as assigned
- Assist with development of policies and procedures by staying abreast of current legislative and regulatory issues; identifying operational problems and solutions that can be achieved with new or modified policies and procedures; drafting proposed policies and procedures; assisting with updates of the CMI Policies & Procedures Manual
- Assist with updating all lease and addenda and related documents
- Perform duties of the Director in his/her absence, such as key decision making, communication with the leadership team, and emergency/crisis management
- Must be able to pass a pre-employment background check, DMV report, credit and drug screen

Experience and Education:
- Minimum five (5) years’ experience in property management at senior level
- Minimum five (5) years’ experience in a supervisory/managment role
- High School Diploma or equivalent, Bachelor’s degree preferred
- Experience and knowledge in affordable housing
