The Real Estate Director will serve as the real estate contact and provide support for our businesses with patient facing facilities focusing on alignment between business objectives, real estate solutions, and execution of those solutions from strategic vision to occupancy. This role provides strategic real estate support, manages real estate portfolio and capital plans, and oversees project delivery achieving high quality performance through a solution-driven, fact-based decision-making process. They will help produce optimum real estate asset utilization for the OptumCare local care delivery portfolio and contribute to business success through effective real estate solutions.

Primary Responsibilities:
- Establish trusted advisor relationships with Clinical Delivery Organization and Market Leadership and Stakeholders. Serve as a strategic consultant and contact for real estate planning, performance measurement, and financial management of the clinic portfolio. Evaluate business demand, market factors, risks, and overall corporate objectives in recommending real estate actions. Effectively communicate the financial impact of long term Real Estate decisions in business terms
- Work with senior staff to guide and advise business units through effective clinic planning and forecasting activities including capital & operating budgets and strategic growth management. Analyze opportunities for portfolio improvement and present compelling business cases in a timely manner to achieve agreed upon schedules and guide business leaders through real estate decisions
- Act as business liaison to understand business objectives and translate into real estate plans, actions and solutions.
- Coordinate portfolio project activity and support facilities management solutions.
- Responsible for growth and management of the communications channel between business units and Real Estate Services OptumCare (RESOC)
- Collaborate effectively with Real Estate Services and RESOC Strategic Planning, Facility Management, Design and Construction, Legal, Service Partners, and assigned business and finance leaders.
- Facilitate issue resolution to enable a high credibility factor between Business and RESOC
- Serves as transaction management main point of contact for ongoing negotiations and providing direction on deal terms for assigned deals.
- Partners with RE Legal team on real estate related issues and provide guidance where possible for assigned deals
- Establish solid understanding of market trends in the medical real estate field and keep up to date on current events related to medical office locations.
- Meet and exceed designated performance metrics (scope, schedule, budget, quality)
- Support real estate change management efforts within customer business units
- Support the development and management of portfolio plans for assigned business. Set meeting agendas and successfully support fact-based decision process

Required Qualifications:
- Bachelor degree in business, health care management, project management or related real estate field required, MBA preferred
- 10+ years of general business or varied real estate experience with focus on clinic or health care real estate preferred
- Working real estate experience (Planning, Projects, Transactions, Facilities)
- Demonstrated ability to build effective relationships and provide fact-based decision support
- Experience demonstrating Strong interpersonal and communication skills with a variety of contacts
- Demonstrated proficiencies in being flexible, thinking creatively and problem-solving ability
- Experience demonstrating strong financial analysis skills
- Proven ability to prepare effective presentations
- Successful experience being an effective contributor to cross-functional teams
- Proven experience delivering results through best practices and consistent service delivery
Preferred Qualifications:
- MBA
If the hired individual resides in Florida (office based or telecommuting) this position requires the AHCA Level II background check (fingerprinting) by the State of Florida for all clinicians that have direct face to face contact with members OR employees who will have access to confidential patient data and will require renewal every five years.
