Bedrock Communities is hiring for the position of District Manager to oversee a portfolio of communities in
Central and West Coast, Florida. The District Manager ensures our properties run efficiently and meet or exceed goals. This position oversees property management and maintenance teams.

COMPANY OVERVIEW

Bedrock Property Management LLC (“Bedrock”) is a property management firm with offices in New York City and Tampa Florida, that focuses on the manufactured housing industry. Currently, Bedrock manages approximately 2,400 pads in central Florida which are owned by Bedrock Communities, an affiliated real estate private equity firm. Bedrock Communities has raised approximately $70,000,000 in equity commitments, across two funds, to invest in the manufactured housing sector.

JOB SUMMARY AND RESPONSIBILITIES

  • Collect rent, make deposits and manage evictions.
  • Collaborate with managers to ensure residents comply with community rules, attend to home maintenance and maintain appropriate landscaping.
  • All facets of day to day operations of mobile home park.
  • Train staff to maintain good guest and resident relations through ongoing communications and responsiveness.
  • Maintain positive relationships and high retention levels with all tenants through carefully implementing tenant nurturing plans.
  • Respond to all elevated tenant problems and concerns and ensure compliance with rules and regulations.
  • Oversee the team’s preparation of accurate, timely and completed reports.
  • Supervise management employees while exhibiting strong leadership, integrity and confidence.
  • Hire, train and develop onsite staff, provide coaching/counseling as needed.
  • Perform regular inspection of property, recommend and direct alterations, maintenance and re-positioning of property as necessary.
  • Minimize delinquency by assuring that all income due to owner is collected in a timely manner.
  • Handle all legal issues necessary for evictions due to non-payment of rents, evictions due to material violations. Attend court proceedings. Communicate on a regular basis with local counsel for legal advice.
  • Sales and marketing skills to fill vacancies.
  • Ensure that the condition and appearance of communities are maintained to company standards.
  • Review and approve annual rent increase proposals, conduct annual market surveys and ensure rent increase communication is distributed according to local and state regulations.
  • Ensure that budgeted capital improvements are completed in a timely manner and within budget. Ability to oversee contractors.
  • Oversee the team’s collection of rent, payment of expenses, compliance of lease terms and preparation of all required legal notice.
  • Prepare annual budgets and stay within budget. Control expenses in line with owner objectives meeting and exceeding NOI goals.

REQUIREMENTS AND QUALIFICATIONS:

  • Bachelor’s degree or a combination of education and equivalent experience.
  • 3+ years of experience at a regional level in manufactured housing industry.
  • Capacity to effectively respond to sensitive issues, complex inquires or complaints from clients, co- workers, supervisor and/or management.
  • Sales/marketing skills to fill vacancies.
  • Computer proficiency (Outlook, AppFolio).
  • Excellent communication and interpersonal skills. A people person with strong customer service skills.
  • Energetic, friendly, hospitable, always responsive to guest/tenant needs, as well as employees.
  • Develop sense of community.
  • Cost focus: look at the business as an owner; work to eliminate costs/increase profitability.
  • Ensure compliance of park rules and prospectus.
  • 24/7 ability to assist team if necessary.
  • Strong financial acumen.
  • Ability to travel up to 60% of the time.
  • Authorized to work in US.
  • Must pass a background check, possess a valid driver’s license, good driving record and current auto insurance.

COMPENSATION:

  • Salaried position with compensation based on experience.
  • Two weeks paid vacation and 9 paid holidays annually.
