Job Summary:
Due to a recent internal promotion, we are looking to add a Division Manager to lead teams for LandSouth’s construction projects from inception through Owner acceptance. The position defines goals, assembles and assigns resources, monitors and mitigates risks, and resolves issues to optimize the fulfillment of project goals. The Division Manager is responsible for keeping projects on schedule while maximizing client satisfaction and profitability. The position represents the organization as a leader and fosters a culture that encourages employee engagement.

Requirements:
- Must be able to work out of our headquarters office in Jacksonville, FL – relocation assistance provided.
- Bachelor’s degree in Construction Management or a similar field.
- Minimum of 10 years of related construction management experience.
- Previous supervisory experience including management of multiple project teams.
- Thorough understanding of multifamily construction processes and procedures.
- Must have a valid Driver’s License.
- Must be authorized to work in the United States.
- Must be able to pass a background check, in accordance with local law/regulations.
Responsibilities:
- Represent the organization as a leader to employees, subcontractors, clients, and communities by demonstrating the organization’s mission, vision, and core values.
- Effectively participate in formulating the company’s future direction by providing insight and recommendations in the development and implementation of new processes and product lines.
- Recommend, lead, and participate in companywide process improvements, cost reductions, and continuous improvement projects.
- Provide input and recommendations to senior leadership regarding organizational initiatives and strategy.
- Manage and direct all necessary resources throughout the entire project from start-up through closeout and ensure that the Owner’s expectations regarding budget, schedule, and quality are met.
- Serve as a client contact to ensure quality and service levels, manage client expectations, provide expert consultation, and resolve disputes.
- Monitor and manage project financials including ensuring timely billing, actively participating in budget meetings, and making decisions that drive profitability.
- Oversee schedule adherence for all projects under supervision.
- Identify, assess, and mitigate risks and issues.
- Provide guidance and recommendations on value-engineering, subcontractor and vendor selection, and tracking.
- Promote safety and oversee adherence to policies and procedures.
- Participate in interviewing, selecting, and hiring for key operations personnel positions.
- Select, lead, guide, direct, and evaluate the work of direct reports and project teams.
- Develop employees to deepen their technical, problem solving, and leadership skillsets.
- Visit project sites regularly to inspect quality, review sequencing of tasks, ensure schedule adherence, and assess subcontractor and employee performance.
- Travel approximately 50% of the time to assigned projects throughout the Southeast, predominately in Florida.
