Executive Director / Property Manager

The Mahaffey Apartment Company, owners and managers of over 8,000 apartment units in Florida, is looking for an Executive Director for our 1000-unit, 122-acre community in Winter Haven – Carlton Arms of Winter Haven.

The Executive Director has full responsibility for maximizing all phases and performance of the property. Candidate must have the ability to direct and manage a staff of 40+ people (Leasing staff, Bookkeeping, Maintenance staff, Grounds staff, Housekeeping and Security Services) to achieve the financial and occupancy goals of the community while maintaining the property in good condition and appearance. A thorough understanding of the competitive market, budget management and providing exceptional service is required. The Executive Director will also implement policies and procedures, supervise maintenance of building and grounds, administrative functions and monitor the performance of vendors and contractors.

Duties Include, but are not limited to:

  1. Supervision and training of property Management staff.
  2. Inter-departmental communication and coordination.
  3. Office site administration and compliance issues.
  4. Interviewing, hiring, and training employees.
  5. Planning, assigning and directing work.
  6. Addressing Resident’s complaints and resolving problems.
  7. Prepare the annual budget for corporate approval and manage expenditures.
  8. Weekly and monthly rental reports.
  9. Inspect apartments and property on a daily basis.
  10.  Oversee the Accounting of the property.
  11.  Eviction and rent collections.
  12.  Run Credit/Criminal reports.
  13.  Negotiate with vendors.

The following are just some of the Qualification requirements:

  1. Minimum 5 years Property Management / Supervisory experience
  2. Strong Management skills.
  3. Large property/facility management experience.
  4. Ability to write reports and business correspondence.
  5. Strong verbal and written communication skills.
  6. Good organizational skills.
  7. Attention to detail.
  8. Need strong PR skills in dealing with Residents complaints and problems.
  9. Good Computer skills a must – including Word/Excel.
