Full Job Description

Primary Purpose and Job Function:

Working in accordance with established policies and procedures and/or specific instruction from the Executive Director and/or Facilities Director, is responsible for providing maintenance and repairs of a broad scope to the Community real property and equipment. Coordinates and oversees housekeeping staff and is responsible for assuring duties assigned to maintain the cleanliness of the Community’s common areas and resident apartments.

Duties and Responsibilities:

1. Must perform maintenance duties and routine preventative maintenance at the following skill levels.

A. Plumbing

I. Perform all aspects of repairs and installation of plumbing fixture components. Able to make repairs on copper and plastic pipes and troubleshoot problems.

II. Able to perform plumbing repairs to systems which supply water for the heat pumps.

III. Has the ability and demonstrates the knowledge to control water system shutdowns.

IV. Demonstrates the ability to safely operate power drain cleaning equipment.

B. HVAC

I. Demonstrates a working knowledge of ability to move and replace heat pumps.

II. Has the capability to work independently in troubleshooting systems using sound, logical methods and procedures.

C. Electrical

I. Demonstrates the ability to install and replace components of the electrical system, safely and properly.

II. Performs electrical troubleshooting on heavy and light equipment.

D. Miscellaneous Skills

I. Performs all the service requirements necessary throughout the community.

II. Properly identifies supplies and parts needed and presents requests to the Executive Director.

III. Regularly tests or arranges for regular testing of safety systems.

2. Must be able to work independently, completing all applicable documentation and tracking costs.

3. Must complete all work orders on a timely basis and maintain clear documentation of all work requested and completed.

4. Must consider security of the facility and its occupants the highest priority. Expected to perform routine checks on doors, windows, parking areas and report any suspicious activity to the Executive Director.

5. Must be able to work overtime when work involves the safety and/or well-being of Residents or property.

6. Must order and maintain inventory, create and maintain a budget, and oversee complete maintenance functions throughout the building.

7. Must maintain and update as necessary all Material Safety Data Sheets for the Community.

8. Must maintain all company vehicles, ensuring that they are serviced and cleaned regularly.

9. Must interview,hire, train and supervise the housekeeping staff and ensure that they have the necessary tools and cleaning products to perform their duties effectively.

10. Must perform other duties as assigned by the Executive Director, including assisting in other departments as needed to ensure Residents’ needs are met and quality of care is maintained.

11. Attend all staff meeting and in-services.

Qualifications/Specifications

Education/Experience: Minimum of three years recent experience in a facility of comparable size is preferred.Must develop and maintain a knowledge base and skill level, which meets the minimum requirements of this position.

Complexity: Must have the ability to work under pressure, meet deadlines and work well without constant direction. Must have ability to react in a positive manner and evaluate and respond appropriately to the needs of Residents, staff, visitors and vendors.Must be able to handle a multiplicity of routine tasks, follow specific instructions carefully and completely. Must be able to prioritize all work requests appropriately.

Supervision: Reports to Executive Director.

Other Contacts: Daily contact with staff, Residents and guests. Requires the ability to communicate effectively. Ability to cooperate with all departments.

Confidentiality: Exposed to confidential data of which disclosure would be a violation of applicable law and contradictory to the best interests of the community.

Physical Demands: Must be able to lift a minimum of 50 pounds, walk, stand and stoop for extended periods of time(over 80% of the regular work day).

Working Conditions: Moderate to heavy physical effort about 80% of the regular workday. May be exposed to the elements of weather (heat, cold, rain, snow, etc.) for extended periods of time. Works in areas with high voltage, dust, hazardous equipment and moving parts. Work on roof and other places and in closed areas as part of the routine job functions. May be exposed to challenging behaviors of residents.

Supervisory Responsibilities: Responsible for supervision of the housekeeping staff.

Travel: Will be required, upon requests, to drive company vehicles locally for the purpose of transporting Residents and staff.

Safety: Requires ability to understand and follow policy and procedures of infection control,disaster preparedness and safety rules and regulations.
