America II, headquartered in St. Petersburg, Florida, and one of the world’s largest independent distributors of electronic components, has an exciting opportunity for a highly experienced Facilities Manager to oversee all maintenance operations for its St. Petersburg campus of 242,000 sq.
The ideal candidate must be well-versed in facilities maintenance operations including, but not limited to; facility repairs, janitorial services, equipment maintenance, construction, HVAC, electrical, plumbing, and health and safety requirements. This is a hands-on position, and will require someone who is highly motivated, able to work independently with minimal supervision, with a successful track record of managing maintenance staff and numerous vendor relationships. Duties and responsibilities include, but are not limited to:
Summary of Responsibilities/Duties:
- Supervise and direct maintenance staff.
- Ensures the safe operation, maintenance and repair of all facility equipment, including compliance with all health, safety and OSHA programs, polices, procedures, and reports.
- Ensures that all work orders are responded to in a timely manner, including afterhours “on call” maintenance requests.
- Maintains all required records and documentation.
- Develops, implements, and supervises an inspection program for all areas to ensure proper maintenance and standards are achieved and sustained.
- Develops, implements, and supervises preventative maintenance programs for all buildings, equipment and grounds.
- Maintains, inspects, and trains staff to assure the maintenance, cleanliness and appearance of facilities and grounds.
- Ensures final inspection of all contract-related work and execution of all work orders.
- Ensures all fire and safety equipment is in working order and in compliance with all applicable city, state and federal codes.
- Solicits bids from contractors and vendors; supervise all contracted work that is performed on the property.
- Ensures that all maintenance emergency matters are responded to and handled properly and expeditiously.
- Develops, implements, and ensures the execution of emergency procedures.
- Ensures all personal protection equipment for staff is in good working order and that related training is completed and documented.
- Ensures follow-through and assists in all employee requests and complaints.
- Supervises the completion of daily maintenance department paperwork in a timely manner.
- Conducts regular maintenance department meetings.
- Creates, schedules, and maintains productivity and labor cost goals.
- Maintains sufficient supplies, materials and equipment for departmental operations, while maintaining inventory levels and cost control. Orders, receives and verifies shipments of supplies and other departmental items based on quality, quantity and price.
- Responsible for ensuring the security of all properties.
- Plan and coordinate facilities projects related to construction, renovation, repair and maintenance, furniture, equipment relocation and physical appearance.
Qualifications:
- Minimum of 7 years maintenance operations experience managing multiple facilities and staff.
- Strong working knowledge of HVAC, plumbing, construction, and electrical.
- Strong computer skills including email, Word, and Excel.
- Ability to interpret and read blue prints.
- Ability to manage in a diverse environment with focus on client and customer services.
- Ability to communicate with all levels of personnel from direct reports to CEO.
