Responsibilities:
Develop and maintains positive relationships with clients.
Attend client meetings as required.
Coordinate, oversees and/or manages repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work.
Reviews work orders to ensure that projects are completed.
Conduct facilities inspections and provide reports and updates.
Coordinate and manage moves, adds and change activities.
Obtain and review price quotes for the procurement of parts, services, and labor for projects.
Manage capital projects.
Prepare capital project and operating budget and variance reports.
Manage vendor relationships and billing procedures.
Process invoices, checking for accuracy of cost and center coding.
Use pc and work order system, email, internet.
Conduct financial analysis including preparation of reports.
Coordinates, oversees and/or manages repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work.
Other duties as assigned.
Experience & Qualifications:
5+ years experience as a facilities manager dealing with multiple functions of building operations and maintenance for a portfolio of retail and commercial sites.
Experience in dealing with mechanical, electrical, construction renovation, roofing etc., projects.
Knowledgeable of the bidding process, evaluation and qualifying of competitive bids.
Ability to negotiate on behalf of the company.
Understand the difference between contractor bid and actual cost of work.
Issuing purchase orders, preparation of contracts for bid work.
Strong problem-solving skills.
Good communication skills to work closely with tenants on build outs etc.
Travel to sites within the portfolio is required.
Salary: Compensation Package is Negotiable Depending on Experience
