Facility Maintenance Technician

NATURE OF WORK

Maintains the operation of entire building systems, including heating, ventilation, and air conditioning machinery and component parts. Performs repairs in call systems, minor plumbing, carpentry and electrical. Performs preventive maintenance, maintains records for efficient operation of the physical plant. Operates and maintains the site

EXAMPLES OF ESSENTIAL DUTIES

  • Install and repair wiring, electrical fixtures, power equipment, and components of machinery and
  • equipment following electrical code, manuals, specifications, schematics, and blueprints.
  • Install and repair control and distribution apparatus, including motors, relays, switches, thermostats,
  • circuit-breaker panels, etc.
  • Install and connect power supply wiring, cables, conduit, and electrical apparatus for machines and
  • equipment in new and existing facilities following diagrams, schematics, or blueprints.
  • Diagnose and resolve problems in electrical circuits, systems, and equipment using testing instruments and equipment.
  • Test continuity of circuits to ensure compatibility and safety of components using testing instruments.
  • Measure, cut, bend, thread, assemble, and install electrical conduit using rulers, measuring devices,
  • hand tools, pipe threader, and conduit bender.
  • Repair or recommend replacement of electrical appliances, including commercial ovens, ranges,
  • steam tables, washers, dryers, etc.
  • Receive and complete work orders.
  • Select material and hardware and make time and materials estimates.
  • Maintain accurate records on material and labor used.
  • Maintain inventory of district-owned tools, equipment, and materials.
  • Inspect jobs upon completion and ensure areas are clean.
  • Work with building principals and supervisors to complete projects.
  • Inspect and operate HVAC machinery and equipment and determine that all is functioning properly
  • Test efficiency of building systems by checking pressures and temperatures and make adjustments, if necessary
  • Maintain and make minor repairs to a variety of refrigeration equipment such as centrifugal and reciprocating refrigeration compressors, air compressors, fan coils units, fan units, and related piping
  • Oil and grease equipment, change filters, and replace small valves
  • Adjust and renew belts, clean traps, and strainers
  • Assist in setting up preventive maintenance schedules
  • Recommends ordering of parts as needed
  • Clean work areas and maintain tools and equipment
  • May be assigned to property maintenance work
  • Other duties as assigned
  • Operation of computer-based control system required.

KNOWLEDGE, SKILLS AND ABILITIES

  • Must be experienced in Plumbing, Electrical, Carpenter and HVAC
  • Ability to handle multiple projects and make decisions
  • Holds necessary/required licenses
  • Knowledge and understanding of blueprints
  • Strong customer service, communication and computer skills
  • Experience working in Hospital environment a plus
  • Knowledge of heating, ventilation, and air conditioning machinery and components
  • Must possess a sense of ownership and pride in one’s work along with a service-oriented approach
  • Able to work independently and take initiative when necessary as well as capable of working as a member of a team and in conjunction with other trades
  • Must observe and comply with all standard safety codes and practices, perform work in accordance with recognized trade and Encompass Onsite Services standards
  • Must be quality focused, customer service oriented and able to routinely communicate with peers and customers, clearly and professionally
  • Must possess a high degree of honesty and integrity

MINIMUM REQUIREMENTS

  • Minimum of 5 years experience in trade or general maintenance with field experience in preventative maintenance, building operations, engineering and equipment and systems maintenance
  • College or Technical School HVAC Certificate is preferred
  • EPA Certificate is mandatory
  • Engineering Technical Training, Building Operations and/or Maintenance Training Certificates
  • Must speak English
  • Valid Florida Driver’s license

SPECIAL REQUIREMENTS

  • Required to wear a clean neat uniform, and maintain a professional image at all times. Also required to wear safety equipment and clothing when appropriate and/or required.

SUPERVISION RECEIVED

  • General supervision is received from the Service Manager who confers on difficult problems and reviews completed work for quality of professional results. Tasks are usually performed under little direct supervision allowing use of independent judgment.
