Characteristics of Position:

This is a Program Administration Support position providing labor-related and managerial work maintaining a facility within a human service agency. Employees allocated to this position exercise independent judgment. This is a full time position at the Keystone adult residential treatment facility located in Tarpon Springs, Florida.

Pre-requisite Requirements:

  • Graduation from high school or GED and three years of experience in building maintenance work or property management.
  • Must possess knowledge of supervisory principles and practices and ability to apply same.

Scope of Responsibilities: The primary duty of the employee in this position is to spend a major portion of time keeping the facility in compliance with required rules and regulations and maintaining a safe and healthy environment for clients and staff. Perform maintenance and repair functions, oversee work being done by maintenance personnel and outside contractors assigned to the property and maintain facility-related records.

Supervision: Work is performed under the direction of the Program Supervisor or Director. This position may provide supervision to Environmental Services Technicians, Laborers, Maintenance Mechanics and Resident Workers.

Core Responsibilities/Essential Functions:

  • Establishes a preventive maintenance schedule and carries out all tasks for same.
  • Maintains stringent standards, reports and records of quality improvement of facility/property.
  • Performs maintenance, carpentry, plumbing, electrical and related repairs as needed.
  • Oversees and provides training and direct supervision for work being performed by maintenance personnel and/or outside contractors.
  • Maintains direct communication with program directors/supervisor and clinical staff concerning issues that may impact the physical plant.
  • Establishes monthly training and safety meetings.
  • Facilitates mock drills for emergency preparedness as directed and maintains inventory of necessary supplies.
  • Maintains quality standards of cleanliness and sanitation of facilities.
  • Maintains costs and implements cost reductions whenever possible.
  • Performs related work as required /assigned.

PROGRAM SPECIFIC: The program includes the following duties and responsibilities for this position:

  • Makes daily/weekly health and safety inspections and corrects discrepancies
  • Orders all necessary supplies and equipment
  • Keeps generator log updated on a weekly basis
  • Cross-trains to substitute for Clerk Messenger
  • Supervises resident workers

Specialized Duties/ Tasks

  • Must possess valid Florida Drivers’ License, industry accepted driving history and maintain vehicle insurance required by State of Florida. If required to drive an ACTS’ vehicle, must maintain drivers’ license and history as listed above and participate in all transportation-related training activities, including on-the-road driving test relative to appropriate and safe operation of motor vehicles.
  • Complete checklist for vehicle readiness and maintenance, and logs required information (mileage, purpose of use, etc.);
  • Coordinates with Maintenance Supervisor to process work orders needed and provides assistance and/or expertise in the upkeep of the facility
  • Coordinates required health and safety/fire inspections
  • Ensures required health and safety/fire inspections are scheduled and obtained
  • Conducts monthly safety meetings with maintenance employees and resident workers
  • Completes necessary testing of water quality and quantity for compliance, submits verifications of tests, documents, and communicates to appropriate agencies and administration of any abnormalities
  • Monitors and documents insect and pest presence and infestations and ensures appropriate remedies are implemented
  • Cleans and disinfects mattresses, bunks and closets after a resident’s discharge
