Construction superintendent or Foreman needed!

Sun City Center perpetual Project requires experienced Construction Manager, Field Superintendent… required working Knowledge of Irrigation systems (pumps, controls, wells, etc.), Drainage, Roads etc …daily activities require working with internal office staff of 2, and overseeing vendors and subcontractors out in the field…$50,000 plus (depending experience, qualifications) income plus benefits.

Job Summary

Perform functions to direct, coordinate, implement and execute projects to completion while ensuring consistency with association/company strategy, commitments and goals, guided by precedent and working within the limits of established policies.

Essential Duties & Responsibilities

  • Manage the daily functions and operational aspects of multiple projects across several departments. Monitor the progress of open projects for quality and compliance. Ensure that obligations for process and methodology are being met.
  • Collaborate with appropriate team personnel to understand project scope, concept, objectives and approach. Maintain frequent contact and conduct status meetings with project team to ensure that projects are on track within specified timelines and to resolve discrepancies and mitigate issues.
  • Create and execute project work plans and make revisions as appropriate to meet changing needs and requirements. Identify resources needed and assign and coordinate responsibilities of internal and external resources for timely completion of projects. Apply methodologies and enforce project standards.
  • Seek technology solutions to meet business needs.
  • Ensure project documents are complete, current, and stored appropriately, utilizing agreed-upon technology and documentation methodology.
  • Manage and ensure the overall success of testing, including results verification and release sign-off of projects as needed.
  • Prepare for engagement reviews and quality assurance procedures.
  • Ensure that proper coaching and counseling documents are completed to ensure team communication.
  • Maintain awareness of new and emerging technologies and the potential application on client engagements.
  • Perform these duties on the property, which is over 800 acres, driving an all-terrain vehicle approximately 90% of your weekly time/schedule.

Additional Duties & Responsibilities

  • Conduct business at all times with the highest standards of personal, professional and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Master Association Board/Management.
  • Perform any range of special projects, tasks and other related duties as assigned.

Supervisory Responsibility

Supervisory/Monitoring responsibilities of various vendors and contractors.

Education & Experience

Minimum of five years in project management; or equivalent combination of education and industry experience. Project Management Certification (PMP) is recommended.

  • Knowledge of project management technology, techniques and tools.
  • Must have general understanding of systems, technology, best practices and related business processes.

  • Must have strong proficiency in Windows and Microsoft Office, including but not limited to Word, Excel, Power Point and Outlook. Proficiency researching the Internet.

Tools & Equipment Used

Computer and peripherals, standard and customized software applications and tools, and usual office equipment.

Physical Requirements/Working Environment

This position works under usual office conditions. The employee is required to work at a personal computer as well as be on the phone for extended periods of time. Must be able to stand, sit and walk and occasionally climb. The incumbent must be able to work extended and flexible hours and weekends as needed. Physical demands include ability to lift up to 30 lbs.
