Field Project Manager

About the Job

The Field Project Manager is a self-starter who can independently manage field activities and ensure that rental turns and renovations are done in a timely, cost effective and efficient manner. The position requires a passion for quality, delivery of consistently excellent results and demonstrated excellence in communication with vendors, residents and Sparrow team members. At Sparrow, you have the opportunity to develop and refine best practices in a team-based and highly collaborative environment.

About Your Responsibilities

  • Implement best practices, processes, and standards for turns and renovations
  • Coordinate and oversee work with multiple vendors for timely completion of renovations and turns that meets all Sparrow quality standards
  • Coordinate work to ensure property inspections are completed to meet acquisition deadlines
  • Inspect homes to create a scope of work that will be the basis of a budget
  • Manage a vendor base to complete renovations and turns consistent with the scope of work and in accordance with Sparrow quality standards and timeframes
  • Set project goals/deadlines and expectations with vendors and follow up to ensure they are met
  • Inspect work in progress and manage vendors as needed to complete projects on time and to Sparrow quality standards
  • Coordinate with property management and leasing teams to ensure seamless move-ins/move-outs
  • Respond to resident issues in a respectful and timely manner

About You

  • You have a vast knowledge of residential construction (e.g., plumbing, electrical, HVAC, appliance, etc.)
  • You enjoy investing time, talent and technique to achieve success
  • You are detail-oriented and driven to succeed
  • You are comfortable in an environment with unpredictable and cyclical workloads while managing tight deadlines
  • You have exceptional written and verbal communication skills
  • You are a self-starter who enjoys working independently, then quickly transitioning to strategic planning and collaboration

About the Requirements

  • Required work experience: Minimum 3 years single family home or multi-family rental construction experience
  • Must have working knowledge and experience with various software programs such as RenoWalk or other estimation software
  • Must be tech savvy and comfortable using Ipad, Outlook, Word, and Excel
  • Must be comfortable operating basic hand tools
  • Education: Minimum high school diploma or equivalent; some college is preferred
  • Must have a valid Driver’s License
  • Ability to work extra hours and weekends as needed
