Job Description
- Prepares detailed financial analysis for investments in multiple real estate asset classes with a focus on multifamily, retail and office.
- Upgrades complex financial models and improves upon existing templates.
- Assembles comprehensive investment packages and proposals of all types.
- Performs analysis of historical and current comparative property specific data and market rent data related to economic metrics, along with current micro and macro market conditions, to determine financial underwriting and presentation assumptions to present to clients along with the decision logic needed in order to make recommendations.
- Coordinates and collects market research and data to determine appropriate rents, expenses and vacancy assumptions for new underwriting and/or presentation materials.
- Proactively collects, catalogues, and previews various trade areas and geographies in order to identify strategic investment opportunities.
- Updates and maintains internal database.
- Proactively researches and stays abreast of industry changes.
- Provides documentation of investment issues and root cause for future issue avoidance.
- Performs other duties as assigned. Qualifications
- 2-5 years of experience in real estate investments and valuation.
- Advanced level of proficiency in Excel.
- Advanced level of proficiency in Exc el projections in terms of calculations and functions including, but not limited to:
Mixed cell references
Nested If Statements
The family of IFS functions
Conditional formatting
How to make an amortization tables
Pref/promote structure
Waterfall structure
- High level of proficiency in Argus, ability to underwrite all asset classes as well as portfolios of properties.
- Ability and diligence to read through offering memorandums, understand and extract critical information.
- Experience in cash flow forecasting, financial analysis, and real estate pro forma modeling.
- Ability to work well with groups under pressure when superiors give you big projects on short notice for pitches to private and institutional partners and clients.
- Understanding of how to create basic interactive maps using Google, Bing, etc.
- Fluent with basic real estate concepts for all major property types, strong grasp of financial terms and principles necessary in real estate underwriting (IRR, NPV, Return on Equity, investor waterfall structures, etc.)
- Working knowledge of capital markets.
- Ability to learn and comprehend capital markets related to private equity or investment banking, and/or a demonstrated record of success in either capital raising or institutional financial sales.
- Ability to learn and comprehend Market Sales, Secondary Mortgage Markets (e.g., Mortgage Backed Securities, Whole Loans, and Asset Backed Securitization).
- Desire to volunteer to be outside of comfort zone in order to learn new things.
- Expository writing skills.
- Proactive thinker with a detail oriented approach to problem solving.
- Career orientation with a desire to learn and grow within the company.
- Bachelor’s degree from a regionally accredited university or college required. Degree in business, real estate, finance, accounting, or related field is preferred.
- High level of proficiency in the remainder of the MS Office suite and internet / application software is required along with a willingness and ability to learn new software programs.
