CARTERET MANAGEMENT
Carteret Management Corporation is seeking a FLOATING MAINTENANCE TECHNICIAN to assist the Regional Maintenance Manager and support the maintenance operations across a portfolio of apartment communities, with general Maintenance responsibilities in accordance with the Company’s values of communication, customer service and competency. The position offers full-time employment with a strong benefit package (including health, dental, vision, and ancillary insurance options, 401k, and paid vacation + personal time).
Portfolio:
- Primarily West Coast, with some Central Florida sites
- Affordable properties (HUD, LIHTC, HOME, Bond, SAIL)
Responsibilities include, but are not limited to:
- Work to ensure the highest level of resident satisfaction at all times.
- Ensures the safety, appearance and operational standards established by Carteret Management.
- Perform various hands-on maintenance duties necessary to maintain and enhance the value of various communities, diagnosing problems and making repairs in areas such as HVAC, electrical, plumbing, carpentry, dry walling, painting, exterior structure, appliance repair and cleaning.
- Responsible for performing Preventative Maintenance Inspections and performing Preventative Maintenance duties at various locations.
- Responsible for the day-to-day administrative operations of the maintenance functions, including vendor management, submission of reports, paperwork and recordkeeping.
- Determine the training needs of lower level maintenance personnel and perform the necessary training.
- Handle service requests for repairs and improvements of vacant apartments to a market-ready status as needed.
- Participate in occasional standby emergency schedule for evening, weekend and holiday coverage.
A successful candidate will be able to demonstrate:
- Excellent customer service skills.
- A minimum of 3 year prior maintenance experience.
- HVAC certification or at least 3 years working experience required.
- Basic knowledge of plumbing, electrical and carpentry.
- Ability to multitask with a keen attention to detail.
- Ability to safely use various hand tools and power tools such as hammers, screwdrivers, hand held drills and circular saws.
- Ability to perform general janitorial duties.
- Proficiency with computers, including Microsoft Word, Excel and Outlook.
- Ability to work cooperatively and effectively with various groups (on-site staff, vendors, residents).
