We are seeking an exceptional individual to be our General Manager for a Class “A” Commercial Office property located in 1-75 corridor in Northeast Tampa, FL consisting of three buildings and 400K+ sf. As the successful candidate for this position you will be accountable for all business, financial and management aspects of the property including budgets; financial and operational reporting; tenant and building improvement projects; negotiating and managing vendor relationships; lease administration; tenant relations; ensuring compliance with federal, state and local regulations and, ensuring compliance with risk management standards.
This exciting opportunity has responsibility for the following:
- Manage recruiting, hiring, training and daily supervision of all associates on staff with multiple direct reports.
- Provide direction and leadership to the Property Management staff.
- Ensure the implementation of building maintenance and operational programs designed to ensure efficiency and reliability of systems while maintaining first-class operations. Manage vendor contracts.
- Ensure effectiveness of life-safety, energy management and site safety programs. Promote and maintain safe environment for associates, tenants and contractors.
- Maintain positive tenant relations with a strong focus on retention of existing tenants.
- Prepare annual budget, monthly financial variance reports and operations analysis as required. Approve all property expenditures and control cost.
- Manage on-site accounting function; prepare monthly reports to owner including reconciliation of accounts; timely and correct cam reconciliations and, preparation of budget variance and narratives.
- Manage lease administration, tenant construction and moves.
Requirements
- BS/BA from a university or college accredited through a Regional Accrediting Association. RPA or CPM designation preferred.
- Minimum 5 years comprehensive property management experience, with at least two years prior GM level responsibility and overall accountability for property budgets in a Class “A” multi-tenant environment.
- Strong knowledge of finance and building operations
- Proven expertise in management, evaluation, development and motivation of staff.
- Proven expertise with Microsoft Word and Excel
- Presentation skills – both written and verbal.
- Hands-on experience and proven success in managing tenant improvement construction projects.
- Proficiency in negotiating with and overseeing vendors.
- Superior communication skills with the ability to effectively communicate with all levels required by the position – owners, associates, vendors, tenants, etc.
- Familiarity with real estate accounting financial systems.
- Strong interpersonal skills and problem solving ability.
