EZ Properties is a local, family owned, property management company that is in search of an uncommon General Manager to lead our team! The General Manager is accountable for all operations. The purpose of General Manager is to effectively manage and coordinate activities, staff, vendors and available resources in an order that accomplishes community objectives as imagined and communicated by EZ Properties policy. These objectives will include maximizing occupancy levels and community values in the midst of daily operations.

EZ Properties mission is to provide an encouraging rental experience for all of our residents and investors. We will provide staff with tools, and technology, to efficiently deliver service that feels EZ to our tenants and investors. We provide a sustainable management of the people and properties we serve that reflects the needs of property owners. EZ Properties will serve the best interests and vision of the investors that own the real estate we manage and maintain. We know our mission is fulfilled when we provide the investor’s desired level of maintenance and financial return delivered with accurate accounting and consistent communications. We communicate with attentiveness, care and concern while delivering uncommon service with encouraging attitudes.

DUTIES AND RESPONSIBILITIES:
HUMAN RESOURCES

  • Hires, trains, motivates and supervises all on-site staff in order to achieve operational goals. This includes new employee orientation and training, ongoing formal and informal performance evaluation, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines.
  • Provides comprehensive feedback to non-performing employees. Facilitates disciplinary procedures and documentations up to and including terminations of employment if necessary.
  • Conducts on-going training with office staff; e.g., leasing paperwork, workplace safety, and any other type of training that may be needed on a daily basis.

SAFETY

  • Reports all liability and community incidents to the corporate office immediately. Ensures that all workers’ compensations claims are reported and proper paperwork is completed.
  • General Manager will complete any pertinent safety checklists with maintenance staff.

ADMINISTRATIVE/OFFICE

  • Ensures that lease files are complete and that completion of leases is being executed properly. Approves all leases in writing.
  • Responsible for office opening on schedule, condition of office, common spaced of properties and model apartments.
  • Attends scheduled corporate management meetings, usually held on a quarterly basis with Owners.
  • Maintains records on all aspects of management activity on a daily, weekly, and monthly basis. Submits required reports to office or personally record on a weekly and monthly basis.

RESIDENT RELATIONS

  • Maintain a positive customer service attitude that reflects the EZ Properties brand voice and objectives.
  • Periodic inspection with residents move-in/move-outs.
  • Review all notices to vacate to determine the cause of the move-out.
  • Initiate and implement policies/procedures to maintain resident communications; e.g., complaints, service requests, etc.

MAINTENANCE

  • Work closely with Maintenance Lead to monitor and schedule all maintenance activity.
  • Physically walk and inspect community properties on a regular basis; ensure an orderly, tidy and welcoming appearance at all time for all properties.
  • Updates board indicating vacancy status on a daily basis. Coordinates with maintenance and make-ready staff to ensure a timely turnaround of apartments after move-out.

MARKETING/LEASING

  • Work closely with Marketing Lead to monitor, update and adjust marketing position of each property as necessary.
  • Conduct market surveys monthly and provide trend report information. Shop competition and be aware of neighborhood market conditions.
  • Welcome and show community to prospective new residents. Also, handle incoming phone calls from prospective new residents and complete appropriate paperwork.
  • Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.

FINANCIAL

  • Work with EZ Properties owners and asset managers to ensure sustainable financial performance.
  • In conjunction with EZ Properties, the General Manager will formulate budgets each year. The General Manager is responsible for staying within the established budget guidelines throughout the year.
  • Actively maintain and report weekly, monthly and annual variances and narratives.
  • Ensures that all rents are collected when due, and posted in a timely manner. Make sure that all bank deposits are made immediately and deposits are reported to the office on a daily basis.
  • Perform evictions as needed, utility cut-offs and landlord liens as required on delinquent rents.
  • Constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance etc. The General Manager is responsible for approving and submitting all invoices for payment.
  • Research rent comparables with Marketing Lead on rental rate recommendations to EZ Properties Owner/Asset Manager.

QUALIFICATIONS:
Must have a strong interest in the real estate industry, proven supervisory or management record, and successful track record of accomplishments.

Computer Skills: Word Processing, basic accounting, Customer Relationship Management (CRM) systems and able to navigate basic computer interfaces.

Work Hours: Full time hours- salaried position. Must be available as needed evenings and on weekends for staffing/contractor troubleshooting and emergencies.

DRIVING/TRAVELING REQUIREMENTS:

  • Use personal transportation to run various errands including apartment inspections, bank, lunch meetings etc..
  • Must have valid driver’s license and auto insurance.
