You will oversee and direct the day-to-day property management operations for one of our manufactured housing communities. You will have some sales and marketing duties to maximize residential occupancy. OVERVIEW
As a General Managers, you’ll be responsible for the operational and the continued profitability of a premier Sun community. You are ultimately responsible for administrative activities, marketing, leasing and sales of new and pre-owned homes, property maintenance, budgeting, human resource management and, most importantly resident relations.
JOB DUTIES
- Ensure residents receive the highest levels of service consistent with Sun’s Customer Service philosophy.
- Handle and resolve escalated resident inquiries.
- Work with marketing team to increase occupancy and to further promote the Sun Communities brand.
- Oversee team member selection, training, scheduling and development and ensure all team members comply with appropriate policies and procedures.
- Work closely with RVP to plan and manage capital expenditure initiatives, marketing strategies, and drive revenues while maintaining high levels of resident satisfaction.
- Enforce resort rules and regulations.
- Monitor monthly operating budgets and prepares monthly explanation of P&L variances.
- Assist RVP with preparation of annual operating budget.
- Ensure compliance with the federal, state and local agencies that regulate fair housing laws and resort operations.
- Market models, pre-owned, and brokered homes for sale in the resort as well as prepare documents to list and sell homes.
- Oversee capital expenditure improvements.
REQUIREMENTS
- Bachelor’s degree in business, real estate management, hospitality, or other related field
- Minimum of 6 years property management experience including at least 3 years of supervisory experience
- Previous regional management experience in property management industry, preferred
- Demonstrated experience in meeting or exceeding sales goals; sales and leasing experience required
- Willingness and ability to communicate effectively with guests, residents, and internal contacts
- General knowledge of property maintenance
- Solid negotiation skills
- Ability to thrive in a fast-paced environment
- Working knowledge of basic accounting principles
- Thorough knowledge of federal, state and local laws pertaining to fair housing and employment law
- Basic computer proficiency including email, internet and Microsoft Office Suite; experience using Yardi and/or Vestivo, preferred
- Flexibility to respond to community needs during non-business hours
- Ability to live on-site within the community (housing provided)
