Global Real Estate’s (GRE) Americas South Region expands over 9 million square feet across the southern United States and Latin America, covering approximately 120 properties – including 6 of the 19 globally designated Strategic Hubs – and housing over 40K seats.  Americas South annual expense base is over $285MM, and its capital budget is over $500M.

The Senior Program Manager (Florida & Alabama) for Global Real Estate’s Americas South Region will report directly to the Americas South Region Head and be responsible for the management of all real estate activity across Florida & Alabama. The successful candidate will lead a group of Program Managers and Associate Program Manage who will be shared resources aligned to support the real estate portfolio within these states.

 

He/she will be the central point of contact and accountable for all sub-regional strategic and project delivery including improving real estate portfolio efficiency and project delivery through program management and MAC.  The role supports the Region Head by ensuring fulfillment of all sub regional goals in partnership with GRE Global Functions, completing management reporting, preparing key presentations and providing overall regional support across South Region.

Key responsibilities include: providing leadership and strategic direction to the Program Manager & Associate PMs, disseminating LOB request for execution, managing sub-region capital and operating project finances and schedules, and reporting on all sub-region activity (project and non-project based).

Primary Roles & Responsibilities:

  • Direct report to the South Region Head
  • Manage Program & Associate Program Managers for sub-region of Florida & Alabama; ensuring seamless communication, activity coordination, high quality outputs and overall high team performance
    • Monitor and manage Program Managers efforts to ensure projects stay on schedule by overseeing TFA/CERP approvals, project milestones, cost center adjustments, and system floor plan updates
    • Monitor and manage Associate Program Managers in the management of REPRS requests, project administration & communication and small projects including MAC
    • Responsible for leading projects through the end-to-end lifecycle, from planning through execution, monitoring and closing
      • Oversee all project delivery activity
      • Ensure alignment of local, regional and global GRE and LOB leadership relating to real estate decisions
      • Accountable for disseminating LOB needs
  • Accountable for the real estate strategy within the sub-region
    • Develop overall sub-region strategy that is fully aligned with GRE strategy and, if relevant, business unit requirements
      • Translation of client needs and business requirements into ‘projects’ or real estate objectives and space requirements
      • Enforce standards for density, office sizes, workstations, conferencing, audio-visual, tele-presence and the LOB ‘client experience’
      • Partner with business and regional stakeholders to accommodate tactical / short-term employee space requirements and provide a seamless transition process for employee moves
      • Track implementation process for sub-region projects to ensure projects stay on schedule, including but not limited to: 1) TFA/CERP approvals 2) Project Milestones 3) Cost Center adjustments 4) GREDL floor plan updates
      • Accountable for full accuracy and integrity of regional seat supply data in GRE systems of record (both current as well as seat supply forecasts)
  • Supervise the management of resources, procedures, protocols, budgets, and schedules intended to achieve business objectives
  • Keep GRE functional team leads informed of project scope, timeline and milestones, and associated costs of real estate projects
  • Ensure communication between GRE functional teams, project stakeholders, and program managers for all project related concerns
  • Monitor annual and periodic regional reporting intended to drive intelligent real estate strategy, mitigate risks, and deliver results
  • Lead analysis of key real estate / occupancy metrics and resulting action plans. Coordinate management reporting including Regional Business Reviews, Milestones/Roadmaps, Capital/Strategic Recommendations, Program Updates, etc.
  • Foster positive environment to motivate and inspire direct reports

Skills & Qualifications:

    • 7-10+ years’ experience in corporate real estate business/industry
    • Must have a collaborative and participative management style (professionalism, sensitivity, discretion and sound decision making), with the ability to interact at an executive level
    • Exhibit excellent written and oral communication skills as well as superior influencing and relationship management skills
    • Proven management track record within multi-site/multi-cultural asset portfolio and understanding of the complexities of real estate strategy and the integration of the various functional disciplines
    • Possess strong program management knowledge & principles including the ability to create integrated project plans and manage deadlines and financial targets
    • Knowledge of real estate, property metrics, and occupancy standards
    • Excellent communication skills (verbal and written)
    • Excellent organizational, strategic planning and technical skills
    • Strategic thinker with sound analytical skills. Ability to understand and translate strategic initiatives into tactical plans, with strong problem-solving skills.
    • Ability to effectively interact and build relationships with Senior Management and Business/Corporate Leaders ensuring alignment of Local, Regional and Global to real estate decisions
    • Knowledge of LOBs, business processes and procedures, corporate policies, regulatory requirements, etc.
    • Demonstrated experience establishing and meeting goals, tracking and driving enhancement opportunities, and presenting progress of the same to senior management.
