Altman Management is seeking an EXCEPTIONAL Groundskeeper/Porter for our apartments; The Preserve at Westchase, a 300 unit apartment home community.
QUALIFICATIONS
1. Education
No specific level of education is required. The position requires the ability to read, w rite and
communicate clearly in English and Spanish preferred.
2. Skills
This position requires efficiency, attention to detail and a sense of urgency in completing job
tasks. In addition, the following skills are required:
- Ability to maintain a friendly attitude with prospects and residents
- Strong customer service skills
- Ability to function effectively as a team member.
- Must be able to read and understand labels on bottles and other chemical/cleaning supply
packaging
- Ability to function as a team player
- Ability to work at a fast pace, perform duties while under pressure, and meet deadlines
3. Licenses
HVAC preferred.
ESSENTIAL JOB FUNCTIONS
1. Attendance
- Monday – Friday; 8:00 am – 5:00 pm.
2. Equipment
- Position requires individuals to be able to use general maintenance equipment including, but
not limited to: hand tools, pressure washers, blowers, ladders, landscaping equipment, and
required safety equipment. In addition position requires frequent chemical handling.
- Position requires individuals to wear specified maintenance uniform apparel and safety
equipment as required.
3. General
- Maintain leasing office, models, clubhouses, public and common interior areas of the
property in a neat, clean, attractive condition. Appliances, fixtures, walls, windows, window
coverings, floor coverings, and furnishings are to be dust free and clean to the eye and to
touch.
- Perform all work necessary to bring and maintain vacated units to rent-ready condition in a
timely manner. All appliances, fixtures, cabinetry, w alls, flooring, floor coverings, windows,
window coverings and furnishings are to be dust free and clean to the eye and to touch.
- Complete assigned service requests correctly, thoroughly, and in a timely manner.
- Abide by the Company’s safety policy and follow correct, safe work practices.
- Maintain an excellent customer service relationship and be able to clearly communicate with
residents.
- Read, comprehend and follow equipment operating instructions and instructions on how to
use supplies.
- All other duties assigned by your supervisor.
PHYSICAL REQUIREMENTS
1. Individuals must be able to work outdoors (80% to 90%) of the time and perform work on variable
terrain and under variable weather conditions. Constant need (75% to 100% of time) to be on
feet.

management, and to respond quickly to situations requiring immediate attention.
SPEAKING REQUIREMENTS
- Essential. Moderate need (25% to 50% of time) to ask questions, order supplies,
communicate with residents, subcontractors, and staff associates.
