Groundskeeper
General:
Assist in maintaining the physical condition of the property according to company operating and safety standards and ensuring that service requests and repairs are made correctly and in a timely manner. Position requires ability to transport or move up to 60 pounds variable distances; the mobility and flexibility to use ladders and to access and work in confined spaces or at heights in excess of eight to nine feet. Ability to personally perform basic maintenance repair tasks without endangering themselves, residents or fellow associates.
Empty trash containers daily in the pool area, volleyball court, picnic areas, mail areas, parking garages and car wash areas. Place refuse in compactor/dumpster. Wash trash cans as necessary for cleanliness and odor control.
Physically walk the entire property and pick up all trash on grounds. This includes behind buildings, in shrubbery, and around lake. A thorough trash removal is necessary at least once a day and perhaps more often. Police all cigarette butts and dispose of properly. Start at the front entrance of the property when policing trash and work toward the office, model tour route, then on to the back of the property. Work hours may be adjusted by your Supervisor so that all trash is removed before the majority of the residents leave the property each morning.
Maintain public and common areas of the property in a clean, neat, attractive condition as required by the property and maintenance supervisors–specifically ensuring all grounds, including sidewalks, roofs, pathways, building exteriors and stairways, flower and shrubbery areas are kept free of trash, debris and weeds. Remove pet residue from grounds. Advise Supervisor if problem areas exist. Ensure windows and common area furnishings are kept free of debris, dust and grime.
Run compactor as many times daily as is required by the property. Your Supervisor will advise you on the frequency expected. Keep compactor/dumpster areas clean and trash-free. Sweep or blow leaves that become trapped in enclosure.
Clean common area light fixtures on a systematic schedule established by Supervisor; change light bulbs as needed.
Assist maintenance staff with punch out of vacant apartments. Complete all assigned service requests and repairs correctly and in a timely manner.
The position requires the ability to perform job functions with minimal direct supervision and to participate in company training classes, meetings and activities, as required.
Clearly and respectfully communicate with residents. Be aware of Element customer service standards and resident retention goals and ensure you do your utmost toward meeting them.
Distribute communications to residents; i.e., notices of upcoming events, pest control notices, newsletters.
Abide by the company’s safety program and follow correct, safe work practices at all times. Know and adhere to all federal, state and local laws related to the workplace, as well as policy and procedures implemented by Element.
Positions requires the ability to read, comprehend, and follow equipment operating instructions and instructions on how to use supplies and the reasoning skills to apply common sense to carry out instructions and to deal with standardized situations with occasional or no deviations from standard procedures.
Always report any work orders to the office. In your daily property walks be aware of and report timely to your supervisor any needed repairs to buildings, stairs, railings, fixtures, and equipment. Report any resident service requests to the office.

Physical Requirements:
Individuals must be able to work outdoors 80-90% of the time and perform work on variable terrain and under variable weather conditions. There is occasional exposure to paint fumes, solvents, adhesives, etc.
There is a constant need to be on feet (75% to 100% of time).

Hearing Requirements:
Essential. Frequent need (50% to 75% of time) to receive instructions from residential management. Need to be able to respond to verbal warnings in the event of emergencies and to hear equipment sounds and approaching vehicles while working in common areas.
