The Senior Stager (SS) is responsible for the design and implementation of most of Dwell’s vacant and occupied home staging projects, curating and installing design plans for the purposes of selling homes quickly and for top dollar in the real estate market. Under the direction of the Executive Director and utilizing Dwell’s industry-tested staging concepts and inventory, the SS will plan and install staging projects with the assistance of our delivery team/staging assistants and Operations Manager. The SS takes ownership of all design and implementation of each stage from start to finish.
ESSENTIAL JOB DUTIES:
Staging Design and Implementation
- Previewing properties on site when applicable, taking and uploading photos to company’s shared photo platform
- Creating staging designs based on design style/price point/square footage of home, as well as target demographic and available inventory
- Creating project agreements and selecting inventory on our computer-based inventory platform
- Curating and pulling decor for staging designs in our warehouse
- Installing staging designs with the assistance of delivery/staging assistant team: furniture and art placement direction, hanging artwork, making and steaming beds and linens, styling accessories, assistance with unpacking and moving of decor and furniture as necessary
Communications
- Periodically performing consultations with occupied homeowners, including customized client task lists of home staging preparations
- Periodically presenting service options to potential clients (homeowners, realtors, investors) and closing sales
- Communicating with clients on schedule updates, property access info, and general staging design plans when necessary
- Following up with clients after staging installations
- Continual prompt, positive, and efficient communication with Operations Manager, Executive Director, and Delivery/Staging team on project details and processes
Operations and Upkeep
- Weekly meetings with Executive Director and/or Dwell team members
- Assisting with inventory purchase selection and fulfillment
- Assisting with warehouse organization
- Assisting with inventory restocking as needed
The SS will perform work in Dwell warehouse and office in Tampa,FL as well as on site throughout Pinellas, Hillsborough, and Pasco counties and the surrounding areas.
JOB REQUIREMENTS:
- Home Staging certification OR willingness to acquire this within 6 months of start date; reimbursement for certification fees negotiable
- 2+ years experience in design-related field and/or design-related degree
- Knowledge of basic design principles
- Willingness to adapt personal design aesthetic to accommodate staging-to-sell design concepts as well as Dwell’s own design and branding style
- Extremely detailed-oriented and organized
- Superior time management skills
- Adept at Google Docs and Dropbox, and willing to learn RAM inventory platform
- Superior creative problem-solving skills
- Excellence in working as part of a team and managing work of delivery/staging assistants
- Ability to work independently
- Able to recognize and implement new methods of improved efficiency
