ESSENTIAL RESPONSIBILITIES AND DUTIES:

Providepre-purchase/credit counselingtoindividuals seeking to become homeowners specifically providing information and assistance to low and moderate income individuals regarding the process of qualifying for purchasing a home and maintaining a home after purchase. In the provision of pre-purchase/credit counseling, the HCwill analyze client goals, obtain relevant income information, and perform a credit history analysis. The HCshould be familiar with local and national down payment and closing cost assistance programs to determine eligibility for homeownership financial assistance. Serve as a liaison between real estate industry professionals and program participants to resolve and issues that may arise during the pre-purchase process and post-purchase process.

Open client case files and perform case detailed intake process including gathering client identification, signed authorizations, and key personal financial documentation to assist the client in securing a mortgage loan within their means.

Maintain of an active and confidential client database. Obtain and update client information and assure accuracy of data input into client tracking database.

Support Solita’s House, Inc. outreach activities including attending events, organizing workshops, conducting out-bound calls, and organizing direct consultations between servicers and borrowers. Uphold the respect and reputation of Solita’s House, Inc.,and demonstrate professionalism and flexibility while maintaining a good working relationship with team members and external contacts.

Perform other duties as assigned.

EDUCATION AND EXPERIENCE REQUIRED:

  • Ability and desire to work on behalf of families and individuals of low-to-moderate income levels, in a multi-cultural, community-based, non-profit organizational setting.
  • Ability to deal calmly with clients who may be in distress and potentially highly emotional due to their current situation.
  • Excellent written and oral communications skills. Ability to listen and communicate in a clear and logical manner.
  • Reading, writing and mathematical skills with mathematical aptitude sufficient to produce error-free loan documentation and complete and accurate client files in the client tracking database and written client case file.
  • Ability to analyze financial data and create budgetsand offer money management solutions.
  • Experience in pulling and analyzing credit reports.
  • Ability to compile data and prepare various monthly, quarterly and annual reports.
  • Ability to negotiate solutions with mortgage lenders, loan servicers and real estate agents.
  • Experience and familiarization with mortgage financing and mortgage loan documents.
  • Knowledge of local and national down payment assistance programs to determine eligibility for financial assistance.
  • Knowledge of homebuyer education programs, credit counseling and case management and HUD housing rules and regulations.
  • Knowledge of mortgage lending industry, community resources, service delivery networks and affordable housing programsand services.
  • Excellent problem solving, analytical skills and ability to exercise independent judgment and initiative.
  • Ability to perform and meet goals within established timelines and deadlines.
  • Demonstrated ability to work cooperatively in a team environment for problem-solving and resolution of customer issues.
  • Proven ability to coordinate multiple tasks.
  • Detail oriented and highly organized.
  • Proficient computer skills including knowledge of spreadsheets, word processing, e-mail, internet access and, demonstrated ability to learn and use specialized housing applications, and databases.
  • Bilingual skills (Spanish language verbal andwritten) PREFERRED.

DESIRED QUALIFICATIONS:

JOB EXPERIENCE

Two (2) years’ work experience in social services, credit counseling, home purchase counseling,lending, or other counseling or nonprofit agency setting related responsibilitiesexperience is preferred.Experience in any of the followingareas is preferred: Pre-Purchase Process, Budgeting and Financial Planning, Mortgage Financing, Residential Real Estate Sales, Title Transfer/Closing Process, and/or Foreclosure Prevention and Administration.

EDUCATION

A minimum of two (2) years of college level study in business, social welfare, real estate, public administration or a closely related field. A combination of education, training and experience may compensate for the educational requirement.

CERTIFICATES, LICENSES, REGISTRATIONS

NeighborWorks Housing Counselor certification is desired, or the attainment of said certification within one (1) year of hire. Solitas House will pay tuition for required training and certification, which is payable back to Solitas House in the event employment is terminated within two (2) years of hire.

In 2014, HUD will require that all Housing Counselors must demonstrate competency by passing a standardized written examination covering six major areas of housing counseling(Financial management; property maintenance; responsibilities of homeownership and tenancy; fair housing laws and requirements; housing affordability; and avoidance of, and responses to, rental and mortgage delinquency and avoidance of eviction and mortgage default. The person holding this position must pass this written examination as administered within one year of hire.

WORK HOURS:

Normal business hours are 8:30am to 5:30pmwith two days 11:00 am – 8:00 pm and must also be able to workone Saturday per month which is offset by a day off the following week.

PHYSICAL REQUIREMENTS:

This position normally requires the physical abilities of standing, walking, bending, or performing other work requiring light to medium physical exertion, talking, and listening on a regular basis to performthe job requirement. These physical abilitiesare required up to 80% of the time.
