South Florida based Management Company is looking for a seasoned LIHTC Leasing Agent for a LIHTC community in Tampa, FL. Candidate must have Yardi experience and be familiar with Tax credit and housing operations.
The candidate must have the ability to strictly enforce community rules, regulations, and ensure that all residents will abide by all policies and procedures. Strong collection abilities and customer service is a must. ESSENTIAL DUTIES AND RESPONSIBILITIES: Leasing Agent: -Must be able to pass a Criminal and Credit background check per company policy. -Assist with property operations and staff in the most cost effective manner. -Maintain high occupancy levels according to budget. -Process new applications, re-certifications and provide required information to compliance. -Ensure that resident programs are being completed as directed. -Maintain compliance policies and procedures. -Assist with rent collection, rent ledgers, bank deposits and petty cash records. -Pursue delinquent rents and evictions and provide required information to Collection Company. -Provide leasing data and analytics to the Property and Regional Manager. -Direct all marketing and leasing activities and maintain targeted occupancy. -Supervise resident relations and enforce all community rules and regulations. -Assist the maintenance team, repairs, preventive maintenance and improvements. -Work with the Regional Supervisor to develop, monitor and achieve annual budget objectives. -All other duties as assigned based on property needs. QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS LIHTC (Section 42) Experience Preferred. -Associates or Bachelor’s degree preferred or, HS diploma and similar work experience accepted. -2-3+ years of experience in a leasing or assistant manager role. -Language Skills – Ability to read, write, speak and interpret rules, procedures, routine reports/correspondence and to speak effectively with groups of employees and/or residents. Bi-Lingual (Spanish) a requirement. -Math Skills – Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs. -Reasoning Skills – Ability to apply common sense understanding to carry out instructions in written, oral or diagram form. Ability to deal with problems that involve concrete variables in standardized situations. -Computer Skills – Intermediate experience with MS Office. Intermediate experience with property management software. (Yardi) Must be willing to assist on weekends if needed.
