The primary responsibility of the Lead Maintenance Assistant is to assist the Maintenance Director (MD) in maintaining and operating the physical aspects of the Community.
Pay:$18-20per hour based on experience
Full-time:Flexible day shift, Sunday-Thursday
Areas of Responsibility
- Assist the MD in the scheduling/assigning of staff and workload to ensure that the Community is covered at all times.
- Assist the MD to ensure that the Community is always covered in the event of an emergency.
- Preventative and routine maintenance programs to ensure that mechanical equipment, building structures and grounds are properly maintained.
- Safe operation of all mechanical equipment through routine physical inspections.
- Maintaining the company vehicles.
- Performing necessary maintenance and repairs in the apartments where specifically authorized by work orders.
- Maintaining necessary records and inventory controls to ensure that adequate maintenance supplies are on hand and to prevent theft.
- Maintaining operating manuals for mechanical and maintenance equipment.
- Ensure that all maintenance work and storage areas are maintained in a safe, organized and clean manner.
- Maintaining online work order system, efficiently use the system and help delegate work orders to staff.
- Other duties as assigned.
Requirements/Certifications:
- Must be a minimum of 18 years of age.
- High school diploma or equivalent required. Technical school diploma preferred.
- Minimum of one (1) year maintenance-related experience including working knowledge of plumbing, electrical, carpentry, painting, and HVAC systems.
- HVAC and other related maintenance certifications desirable.
- HVAC knowledge for compressor checks, PM maintenance, troubleshooting HVAC units and systems.
- Must be an independent worker with effective communication skills able to multi-task and be organized.
- Must be computer literate, with a working knowledge of Microsoft Office products and comfortable learning and using other company software.
- Must have a positive Criminal Background Screening.
