This exciting role includes a high level of sales, customer service and marketing skills. The primary responsibility of this position is to lease apartments through feature/benefit product demonstration and implementing solid closing skills. Other responsibilities include resident retention and customer satisfaction for the current residents and prospective residents. Administrative duties include completing lease paperwork, updating web advertising and inquiries, and completing leasing reports. Other responsibilities include thorough product knowledge of major competitors through site visits and telephone surveys

Responsibilities

  • Adhere to the Element National Management Operating Procedures
  • Maintain product knowledge of community and competitive properties through consistent evaluation of market conditions and trends
  • Participates in team efforts to implement sales and marketing plans, which effectively maximize rental income and results in high occupancy
  • Reviews and updates unit availability report daily to ensure accuracy
  • Lease apartments and market the products and services of the property to prospects
  • Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the mystery shop forms
  • Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages
  • Maintain complete product knowledge of the property and of major competitors.
  • Accurately prepare and be able to explain all lease-related paperwork
  • Maintain prospect traffic and leasing data, and assist with other computer data entry as necessary
  • Deliver resident gifts; inspect units for move-ins to ensure units are ready.
  • Assist with planning and hosting of resident functions.
  • Responsible for auditing all lease and renewal files for key controls and bonus submission to the Property Manager
  • Plan, schedule and organize resident functions as needed
  • Review guest cards to ensure entry into e-site and follow-up as well as monitor any traffic trends.
  • Other tasks or duties as assigned by supervisor.

Education

A minimum of a high school education is required. The position requires the ability to read and write English fluently, and the ability to accurately perform basic to intermediate mathematical functions.

Professional Experience

It is preferred that the candidate have a minimum of 2 years previous work as a Leasing Consultant or in a sales related field.

Travel/Attendance

The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. Position requires the ability to serve on-call, as scheduled or as necessary.

Licenses/Equipment/Pre-Employment Requirements

A valid driver’s license and current automobile insurance is required. Position requires individuals to furnish their own vehicle to fulfill all of the job’s functions. Successful candidate must be able to pass pre-employment drug testing.

Career Apparel

Associate must wear career apparel based on defined company standards.
