TAX CREDIT/PROJECT BASE SECTION 8/ Public Housing Property
Must have at least 3 years experience with Tax Credit/PBS8 properties.
Experienced leasing professional is needed for 216 units in South Tampa, FL. Leasing professional will report to the property manager. Individual will be responsible for serving current residents, touring the community with prospects, qualifying prospects and securing qualified residents for the community. Must be able to promote the community with a positive attitude and professionalism. The Leasing Agent will conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
Individual must be able to work full time and would need to be available for overtime if necessary.
Responsibilities will include:
*Maintains a professional, yet friendly, atmosphere within the leasing office and other areas
*Maintain high occupancy levels
*Answers incoming phone calls Greets prospective residents, qualifies, determines needs and preferences
*Maintains awareness of local market conditions and trends
*Responsible for marketing of the property. Must be well versed with social media outlets. *Responds to phone and email inquiries from prospective residents.
*Must be diligent about following up with prospect inquiries and tours.
*Process all applications within the company requirements efficiently and in a timely manner. Once approved leasing agent must ensure new resident is well informed about their move in.
*Responsible for completing all renewals
*Prepares and maintains a file for each resident according to requirements Inspects apartments 24 hours before move in is scheduled.
*Organizes and files appropriate reports, leases and paperwork.
*Organization is key for this position. Assists Manager preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc.
*Must be computer proficient and have knowledge of office equipment Must be a quick learner and able to multitask.
*Preforms any additional duties assigned by Manger or Regional Manger
Bilingual is a plus.
