POSITION SUMMARY

The Leasing Associate is responsible for negotiating new leases, lease renewals, lease assignments and amendments for an assigned region. This position participates in marketing campaigns and promotions for attracting and retaining tenants to minimize vacancies and improve tenant mix, prepares forecasts and maintains budgets to maximize overall profit.

 

ESSENTIAL JOB FUNCTIONS

1. Negotiates leases for properties in an assigned region including new leases, lease renewals, assignments and amendments in accordance with established procedures and tenant requirements. Works with the legal team, tenant coordination, development team and joint venture partners as required. Maintains and updates system by entering leasing information for final approval
2. Identifies and participates in attracting potential tenants including cold calling and canvassing techniques
3. Participates in marketing campaigns by working with the marketing department and regional property managers to develop and implement effective promotions for leased properties
4. Analyzes and researches trends and market developments to prepare annual rental income and expense forecasting for budget preparation. Determines and establishes rental rates in alignment with budgeted amounts for each property in assigned region
5. Directs the negotiation process with tenants for relocation and expansion projects. Coordinates activities with the tenant coordination, construction and legal departments
6. Participates in the collection process by providing recommendations for pursuing legal action
7. Recommends and oversees the development or redevelopment of assigned properties to increase property attractiveness and improve income flow
8. Establishes and maintains positive tenant relationships to promote occupancy of DDR properties
9. Maintains a professional and technical knowledge by attending educational workshops, reviewing professional publications, and establishing personal networks

1. Assumes additional responsibilities and performs special projects as needed or directed

 

REQUIRED QUALIFICATIONS

Education, Training and/or Experience

Bachelor’s degree with one plus years of experience in commercial leasing, or equivalent combination of education and experience.

PREFERRED QUALIFICATIONS

Background in commercial real estate.

PHYSICAL DEMANDS

Nature of work requires an ability to effectively communicate and exchange information, collect, compile and prepare work documents, and operate standard business office equipment.

WORKING CONDITIONS

Work performed in a general office environment. May require extended hours during peak periods. Ability to travel by automobile and/or airplane to leased properties 20%-40% of the time. Regular overnight travel required.
