POSITION: LEASING CONSULTANT (Full-Time, Non-Exempt)
SUMMARY:
Under the direction of the Property Manager, the Leasing Consultant will oversee the marketing, leasing and renewal strategies to achieve occupancy, revenue and occupancy targets of an assigned apartment community (280 to 440 units). Primary responsibilities include presenting a level of professionalism, providing stellar customer service along with strong sales ability and strong communication skills to leave a lasting first impression; answering phones and persuading prospective residents to visit the property in a friendly and professional manner, follow up with prospects and/or current residents, conduct property tours as well as walk vacant units; be detailed oriented and organized; complete lease administration in a timely manner; resident relations focused and high-end customer service to manage resident retention and satisfaction.
RESPONSIBILITIES (Including but not limited to)
- Assist with the preparation of leases, as well as all move-in and compliance related paperwork.
- Welcome customers assess their needs and provide tours of the apartment units and community.
- Follow the leasing sales process correctly and ensure resident satisfaction.
- Perform move-in inspections with all new residents.
- Monitor all traffic at the property and follow up with prospective residents.
- Stay on top of current policies and guidelines and assist with maintaining records and resident files in an organized and up-to-date manner.
- Collect, record and deposit rent payments, application fees and security deposits appropriately.
- Support the lease renewal program and assist with the promotion and communication of resident services.
REQUIRED QUALIFICATIONS
- High school diploma or GED is required. A college degree is a plus.
- 1-2 years of previous leasing experience and/or training. Exposure to Class A properties is a plus.
- Excellent verbal and written communication skills.
- Customer service oriented with the ability to be a strong team player.
- Proficiency in Microsoft Office (Outlook, Word, Excel). Knowledge of Publisher, Picture Manager, Real Page and OPS is a plus.
- Capable of collecting and processing information skillfully, multitasking and meeting deadlines in a timely manner.
- Must be able to work a flexible schedule, including weekends. A valid driver’s license is required.
- Must be able to tour the community with potential residents, which includes walking, standing, sitting and climbing stairs.
