This position is the primary contact for existing and future residents. The Leasing Consultant must embody the image of our corporate philosophy. The Leasing Consultant must be consistent with a friendly, caring and professional attitude. The Leasing Consultant is responsible for the recruiting, qualifying and retention of residents as well as the marketing of the property. These responsibilities will directly affect the Leasing Consultant’s contribution to the NOI (Net Operating Income).
The Leasing Consultant will be responsible for the well being of residents from the inception of leasing a unit through time of move out. This will include follow-up of service requests, lease renewal negotiations and other day-to-day needs of our residents. The position of Leasing Consultant reports directly to the Property Manager. The Leasing Consultant’s primary duties shall include but not be limited to: Achieving leasing goals determined by your sponsor during the hiring process. Understanding the market by maintaining a monthly market survey. On-going marketing of the property through blitz marketing and corporate outreach. Establishing and maintaining accurate resident files. Maintaining Pegasus Residential-trained greeting, qualifying, touring, demonstrating and closing methods. Complying with Fair Housing policies in regards to all residents and prospects. Accepting market-ready units from the maintenance staff, after careful inspection in line with Pegasus Residential policy. Increasing resident retention by attending property sponsored activities. Accurate reporting of the weekly traffic and occupancy levels. Reviewing competitors advertising and keeping abreast of concessions offered in order to be competitive in the market. Attending all Pegasus training workshops. Participating in industry related functions such as dinner meetings and continuing education seminars sponsored by local apartment associations. Through market research efforts, identify those properties which are under performing and report the findings to the Property Manager, Regional Manager and District Manager. Weekends are scheduled as part of normal work schedule. Inspection of rented apartment homes a minimum of 48 hours prior to move in. Set up vacant apartment mini models. Comply with Fair Housing requirements and laws. This position will involve light travel for training and education seminars.
