JOB DESCRIPTION
The Leasing Consultant/Sales Director is responsible for effectively implementing the leasing and marketing programs, to promote the positive image of the apartment community and to assist property management with resident programs and retention.
Qualifications:
- High School education or equivalent
- Previous customer service or sales experience required. This position requires a customer service and sales disposition.
- Strong ability to manage and adjust priorities on a daily basis.
- Professional verbal and written communication skills with ability to give presentations over the phone and in person.
- Competent ability with personal computer- Microsoft Office, Internet; Yardi knowledge strongly preferred.
- Mathematical skills (high school level) in order to calculate pro-rations
- Valid driver’s license and reliable transportation in order to perform essential job functions.
Requirements:
- Superior customer service skills.
- Team player, always courteous and helpful to residents, prospective residents, vendors and co-workers.
- Must have mode of communication in which to be contacted.
- Be willing to work a flexible schedule and be available for overtime, weekend, holiday and evening work.
- Be willing to be assigned to other communities as needed.
- Travel and overnight stays may be required.
Essential Functions (including but not limited to)
- Handles all aspects of leasing apartments: greeting prospective residents, touring the community, following up with prospects, processing applications, closing the sale, completion of leases/paperwork prior to move-in etc.
- Assist and promotes marketing (Craigslist, leasing events, Social Media and promotions) and retention (renewal programs, resident events, etc.) programs.
- Maintains a detailed knowledge of the apartment community, amenities, surrounding neighborhood and competitive market.
- Consistently documents prospect phone and email contacts; looks for and follows-up potential leads regularly.
- Collects and secures rental payments.
- Accurately completes market survey.
- Provides daily inspections of show apartments, model appearance, common areas and community amenities.
- Produces reports in a timely, accurate and complete manner, including the monthly market survey, locator log and commission sheets.
- Maintains working knowledge of Fair Housing laws, rules and regulations concerning apartment leasing and management.
- Handles or assists in the receiving, recording, preparation and follow up of service requests.
- Assists in the inspections and preparation of vacant apartments.
