Core Responsibilities:

· Personally, manage every aspect of the leasing process with prospective tenants.

· Always demonstrate the highest customer service to future tenants and current residents.

· Guide clients on tours application process, and close sales.

· Close sales on units to ensure maximized occupancy at all times as well as offering additional products or services to ensure customer satisfaction and maximize revenue flow.

· Maintain accurate and up-to-date records of prospective and current client history.

· Answer phone, email, and in-person communication in a timely and professional manner

· Handles resident concerns and requests with a positive customer service attitude to ensure resident satisfaction with management.

· Provides follow-through and assistance to Property Manager and support groups in coordinating the on-going maintenance of the property.

· Maintains community appearance and ensure repairs are noted and completed which requires regular community inspections and tours.

· Assists Property Manager with training all on-site staff to achieve operational goals of assigned property

· Other duties as assigned

Requirements:

· High School diploma or equivalent required.

· Requires strong sales and/or leasing experience

· High-level of interpersonal communication skills

· Able to maintain high energy, friendly demeanor, and perform in a fast-paced environment

· Able to perform entry to intermediate level mathematic functions without additional personnel assistance.

· Computer proficient in Microsoft Office and type at least 30 words per minute. Buildium experience a plus

Responsibilities

· Inspect models and available “market ready” apartments; communicate service-related needs to Property Manager.

· Follow up with prospective residents in an effort to secure business.

· Provide regular status updates/reports to property manager. Ensure apartments are ready for residents by agreed upon move-in date, secure signatures on appropriate paperwork prior to move-in, and orient new residents to community amenities and rules.

· Assist with annual renewals; distribute and follow-up on renewal notices.

· Gather information about market competition; participate in outreach marketing activities to recruit prospective residents.

· Accept rental payments, maintain current resident files, distribute community notices, and record daily inspections.

· Complete maintenance service requests quickly, inform maintenance and follow up with residents.

· Assist in planning resident functions

· Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc.

· Other duties as assigned.

Responsibilities:

· Assist with all activities related to leasing apartments

· Schedule showings for prospective tenants

· Handle telephone calls including retrieving messages and returning calls

· Greet, pre-qualify, demonstrate, and follow up with prospects

· Handle and accurately complete all paperwork and reports associated with affordable housing guidelines.

· Maintain files of leasing paperwork and input leasing data into software accurately and in a timely fashion.

· Process all applications for move-ins and re-certifications in accordance with the regulations.

· Submit completed move in and recertification files to Compliance for audit. Obtain pre-approval and final approval, conduct move-in orientation, move in inspection, execute all documents in accordance with affordable housing rules.

· Follow the Fair Housing Act with residents and prospects.

· Maintain positive resident relations by responding to residents and resolving complaints, in a friendly, professional, and efficient manner. Place a strong emphasis on customer service in every action.

· Assist other team members and Property Manager in duties as deemed necessary by property circumstances and situations.

· Record resident service requests accurately and in detail to assist the maintenance team in the timely completion of all requests.

· Monitor maintenance requests and communicate with maintenance staff and residents to assure problems are resolved adequately
