Reports to Property Manager
JOB SUMMARY
Assists Property Manager/ Assistant Manager in coordinating all aspects of the leasing and marketing of the community.
ESSENTIAL JOB FUNCTIONS
Leasing
Responsible for the leasing of apartments
Maintains an accurate and in-depth knowledge or all aspects of the community,particularly in areas such as rent and pricing information, vacancies, apartmentavailability, lease expirations, square footage, etc
Assists Property Manager in establishing and attaining daily leasing and renewalgoals
Show model and vacant units to prospects
Monitors all vacancies and Total-To-Lease in order to proactively address futureoccupancy requirements
Collects security deposits, rent and all other funds associated with resident move-ins and monthly rent, fees, garage and storage rent
Fill out and maintain guest cards on each prospect
Follow all company policy and procedures
Marketing
Assists in the overall marketing efforts and offers input and suggestions forpromotions, advertisements, etc. Do offsite marketing when required
Monitors the community advertisements and responses; maintains ad book
Ensures accurate completion of the monthly competitive survey reports andanalyzes the multi-family real estate market trends and conditions in the area
Assures that the leasing office, mode, property appearance and curb appeal isacceptable and apartments are ready to show to prospective residents
Leadership Qualities
Follows up on call-backs and accurately completes guest cards with prospects afterinitial community visit; maintains “tickler” files
Works closely with management in developing, training and supervising a leasing
team that effectively sells the quality and professionalism of Southern Asset Management
Maintains open communications with Property Manager, Maintenance Supervisor and subordinates
Understands and complies with Fair Housing laws and standards
Represents the company in a professional manner at all times
Administrative
Prepares, assists and oversees accuracy of all leasing paperwork, including new lease paperwork and required weekly marketing reports
Maintains current resident files. Assists manager in implementing residential retention and renewal programs. Conducts mini-audits to ensure that current/accurate resident files are being maintained
Works with Property Manager to monitor commissions earned
Other Job Functions
Participates and assists in training seminars as requested
Becomes active in the local business community and develops a rapport with the residential community
Accompany residents or prospective residents via motorized vehicle or walking on tours or property grounds and vacant units. May run errands as necessary.
Attends and assists with resident social functions and activities
Performs other duties as assigned
SKILLS / EDUCATION AND EXPERIENCE
A high school diploma is required. A college degree or related coursework is preferred. A minimum of two years of residential or commercial management experience, including supervisory responsibility, is preferred. Excellent communication, organizational and leadership skills necessary. Computer literacy/word processing skills required. Prefer sales/multi-family leasing experience. Valid driver’s license and good driving record required.
